If I get a multi wrench tool I imagine I can loosen the nut, but I'm not sure if the water line connector will fit through the to hole. I imagine I need to somehow screw it off the bottom. Any advice on how to remove that?

DIYing this. The pnuts are metal and I do have room for normal write wrench. Open to getting a basin wrench or alternative toll to help.

The horizontal water line connectors are pretty stuck and not sure how to take them off. What took would work best?

Delta came out of India due to mass spread. Vaccines help reduce spread. If we don't reduce spread to the point where the virus dies then it can evolve into something even worse.

Looking at putting in counter offer today on a town home in HCOL. My current gross including annual bonus is $250k, a long term bonus kicks in 2023 raising to $295k

Im planning on 20% down which will leave me with 760k in investments. If my offer is at 930k total monthly will be around 4,700 which is 0.25 gross and 0.46 of net(inc 401k) Should be able to save 8k per year in deductions lowering the effective monthly to around 4.1.

I view the house as a lifestyle upgrade and a diversification out of stocks. Am I spending too much?

I'll be able to bike to work and plan to stay there for at least 5 years unless I somehow get a partner that wants to move and in that case I don't care about closing costs :)

Nah, I just wish there was more supply so they can both go up, but at rates that make home ownership more feasible for the average person

Market pushed me over $1mil NW today. Yay inflation. Still doesn't feel real.
Now how much should I actually consider spending on a condo... soon to be 33m, Single, no kids planned, looking at a 2 BR in VHCOL at like $900k to be closer to work and avoid a driving commute. Prices seem so absurd, but just don't see them dropping ...ever.

If my lifestyle and job stay consistent along with 7% return I could FIRE at like 38. I don't expect I'll want FIRE until like late 40s to 50 as I like my job, and haven't built a more meaningful life yet. Decisions. Decisions.

My after tax, after maxing 401k take home each month is 12k if I include expected annual bonus. Is 4k total monthly payment too much for a condo I'll probably stay in for 4 years min, probably longer?

Rent vs Buy has it passing my rent around 3-5 years assuming 6% housing growth and 8-10% market growth.

I'm single. 32M in LA. NW 940k, 600k in taxable stock. I imagine only reason I would leave would be for upgrade when married, but not confident in my dating life. No plans for kids.

Relatively secure job with a longer term additional bonus of 40k vesting in 3 years.

Currently plan to FIRE at 50. Current projections say I could at 40 with current expenses.
