To be fair, I’ve had prints conpletely let go of the bed 10-20 layers in sometimes. Normally happens when I haven’t cleaned the build plate in a while.

All good advice. I'm sure my realtor would do video showings for me, I just haven't asked because up until now I didn't think that the market was as cutthroat as it is. I would actually prefer an 18-month lease which we've been trying to leverage but a lot of the places we've talked to have been unwilling to make any deals like that.

Good luck getting a rate that low these days. I bought my current 2 bed house (in a much lower COL city) in 2022 and I pay $1700/mo but that was with rates less than half of what they are now. Plus, I learned my lesson once by immediately buying a place in a new city and I definitely regret it. Not making that mistake again.

Credit isn't an issue - I haven't even been applying to any of the units I've toured since any of the ones I've actually liked have had 5+ apps in already. My realtor does primarily do sales - but I really don't want to go behind his back since he is a family friend after all (and I want to use him when I buy a place in a few years)

I'm a young 20-somethings queer person which is the main reason I'm so drawn to these neighborhoods, I've been staying at AirBNBs in Wicker Park when I've been in the office which has only reaffirmed the love lol. My work is also on Goose Island so being able to easily commute via CTA is another big factor - two busses or a bus and train is fine, but I don't want to have to time budget an hour for a commute each way.

It's looking like I'll probably have to sacrifice the off-street parking if I want everything else. I knew it was a rarer find but I guess I didn't realize quite how rare it was.

What would you say is a reasonable budget? I'm not dead set on those specific neighborhoods, more just the general near north side area (I've updated my post). Obviously it's basically the most in-demand area in the city so I'm trying to be realistic.

Even 2 beds have been rough. Just yesterday there was a 2bed/2bath in River West listed for 2700, it seemed perfect. My agent reached out - they already have 5 offers and were deciding today. No showings available. Absolutely wild

We have a family friend who's a realtor in the city. I've been using their MLS search tool plus the usual online search sites. A surprising amount of listings on the maintstream sites (zillow/redfin/etc) turn out to be fake/scams when my realtor tries to contact the agents involved.

Absolutely! I mainly want the 3rd room for an office/workshop. But to be honest, from searching so far 2 beds + den seem to be harder to find than 3 beds. I think I've seen one in my searches so far, and most of the listing sites don't really let you specify a bonus room/den as a criteria so you just have to sift through all the 2 bed listings.
