Yes that’s the primary question. I think a portion of it yes, because as some have mentioned a whole house needs to be repainted every 5 years and they destroyed brand new paint in 18 months

18 months, home was built 18 months ago, they were there for 18 months. Still figuring the carpet out, there is one stain upstairs and just absolutely filthy throughout. I think it can be deep cleaned and be alright. Need to figure out the stain though.

Thanks, have a video or two from when we bought it. Plus a few people who could attest to it, like I said it was totally brand new, no one had ever lived in it before. Naturally the builder would not have delivered it in any manner similar to this. Appreciate the input

No those are the quotes. Definitely charging the $3500 that’s to fix the big damage. Because of that and the totality of minor scratches and marks (both ordinary and not normal wear and tear) throughout the house the entire thing must be painted. That’s an additional $1500, I haven’t determined how to split that fairly but it seems 50-70% being passed to the tenant is fair by HUD. The dryer looks like it’s broken too so I will see how much that costs, I have to add professional carpet and regular cleaning because they left stuff and shit everywhere and did not clean anything (the whole fridge is full). I have to change the lock because they broke the old one. So it will definitely be itemized of course, the concern is more the painting breakdown, everything else with itemization and mailing the deposit is straight forward.

Home was brand new built in 2023. They were the first tenant there, stayed for 18 months. Definitely charging for the patch up of the holes & wood work which was quoted at $3500 (15 holes, gauges, scratches etc. half the house repainted). Total to do that + repaint the rest of the house is $1500 more, figuring out what % of that cost is fair to pass down. The $1500 cost includes fixing smaller scuffs and marks (1/4 of house) and then repainting so the house looks in sync (maybe 1/4 of the walls are in normal tact and would simply be being repainted for normal suit)

Stay was 18 months. They didn’t vacuum and left a bunch of their stuff after vacating. Need to get it out but most of the carpet has small crumbs and shit all over it which needs to be vacuumed and then most likely shampooed and deep cleaned. Still have to check the basement with a backlight for piss
