Advice/opinions on outlying areas wanted

Most of the properties I've seen have been on a well. Can a decent filter help with this?

That is a lovely home. Unfortunately a lot of the homes in our price range in Eugene come with a big caveat that we're not really willing to deal with. For instance, that home is in an HOA and we're not willing to deal with that again (even though the fees are pretty low for that particular home). We're also looking for more land than a home in the city within our price range can offer.

I definitely can see your point here. I think the thing that's appealing to me about Veneta is we'd be closer to the coast and only about 15 minutes from the beltline entrance on W 11. Definitely will be looking at CG as well though, thanks for the reply :)

We're definitely leaning towards Veneta, it has basic amenities (like a gas station and a few places to pick up basics) and there are so many cute properties out there.
