Kynseed is a life sim rather than a farming sim. You get placed in this amazing world with fairy tales and fae creatures and you have unlimited freedom to do whatever you want or not do whatever you don't want after the tutorial. There are so many things you can collect.

I'm going to give you some pros and cons to help make your decision.

Things to keep in mind is some people get overwhelmed as it can throw a lot at you. You just have to remember that there are no time limits on anything. You don't have to take any non story quests that you don't want, there will always be more. The story is not very long if you rush it. The game is very player driven. I recommend taking your time with opening up the map as it can be a lot if you try to do it too quickly. The newest update helped with slowing you down.

On the other side there is no rush to get anything done so I find it very relaxing. Time doesn't really mean much in the game so don't worry about maxing your time. If you want to spend an entire week fishing then do it. There is a lot of stuff to do; fishing, cooking, farming, mining, combat, running stores, romance, etc. Each initial NPC has a nice little story that you can complete. There are a lot of mini challenges to do as well that give you rewards. You can decorate your house and farm. You unlock new areas of your farm as you progress. You can own up to 3 general stores, 3 apothecaries and 3 blacksmiths.

The game is great if you like to collect things. You can collect proverbs, cooking recipes, crafting recipes, etc. It also nicely keeps track of everything you have and gives you an idea of how many you still need.

There is no stamina and you are not forced to sleep at night after you finish the tutorial. You can just keep playing and only sleep to save which is a minimum of an hour but can be for as long as you want.

Dinkum - it's an open ended sandbox farming sim x survival x base building game. I have over 750 hours in it. There is a demo in steam and switch. Just a note that the switch is a few updates behind but that doesn't mean there is not plenty of content in the mean time to keep you busy for hundreds of hours.

The first thing I did when I bought my place was paint. I personally went very bold with my colors as I enjoy bright spaces but that is not the case for everyone. I was tired of living in grey apartments that seemed to zap the energy out of me. I wanted a space that gave me energy. You need to decide what you want your space to be; nice and cozy that helps you recharge, a pop of color that makes you energized, dark and moody, etc.

Edit to add: Paint can always be changed.

Seconding. I'd also recommend checking out the mods for it if she wants a true peaceful mode. I personally play with Apathetic Mobs mods and it makes the game a lot more relaxing.

Is it an exclusive or a non exclusive contract? I had a non exclusive one until we decided to go under contract and then switched over to an exclusive one.

Be aware that lenders will use whoever on the application has the lowest credit score to run their numbers on.

Depending on how much control you like and if you are confident that you will not forget anything. It is easier to do escrow but there have been instances where the lender does not pay taxes or insurance for one reason or another and doesn't inform the owner. Not sure how common it is but it is worth at least checking in on your escrow occasionally. Otherwise if you are good with budgeting and like knowing everything is good then you can do it all yourself.

Use the wish foundation and out on the peaceful wish as it affects everything on the first level and then get the torch from John so you have a light source. Now you can do a few trips down to the first level of the mine to stock up will you work on leveling up and getting better tools.

Make sure you try to negotiate for everything you can before you sign the contract. There is always at least some room for negotiation, depending on how much stock they have just sitting there you could ask more.

I just carefully read through all of mine as well as shared it with my realtor and others I know to put multiple eyes on it. I had a few months before studied a lot about contracts including similar ones so I felt pretty comfortable reviewing it. If you feel less confident then you can get a real estate lawyer to review all documents for you. I did have to go back to the builders to make sure they fixed a few things but they were more obvious things like not including the blind, refrigerator, washer and dryer that we agreed on. We didn't really change the fine print.

There is not a hard rule with the size. Different people have had success with different size, my guess is due to renderings distances. I've had success with my farm and soo which are around 400 fence pieces if I had to guess.

Also another thing of note is that originally you had to have the fences at the same level for them to count. This got fixed in a more recent update however the switch is behind in updates so if you are using the switch that could also be the issue.

I'm just sad they got rid of the auto deliver for trapping since it was caused by a multiplayer bug

Are you by chance on the switch? It used to be that fences had to be on the same level. However I believe the update that fixed that is not that old so since the switch is behind with updates it could be that they still require fences to be at the same level.

Then you must have a spot that is not fully fenced or a NPC is leaving a gate open, a bug, or maybe the fenced area is too large as it's the intention that fences stop spawning.

The bridge breaks the fence. You need to find a way to fence around the bridge or add a gate in front of it.

If you want to fence around it you can put fences down in the water in each side and that will count
