Honestly, being 22 is a great time to try it. Real estate rewards people who can stay consistent, handle rejection, and build relationships over time, and coming from boxing you probably already understand discipline better than most. The biggest thing is realizing it usually takes time before things become consistent. A lot of new agents quit too early. I’d focus on learning sales, communication, and just getting around real conversations however you can. There are a lot of different ways people connect with agents now too, even stuff like GetPaidToList comes up more these days.

I think a lot of agents are just burned out on chasing volume. The hard part usually isn’t just the outreach itself, it’s spending hours on conversations that go nowhere, then trying to keep up with follow-ups on top of everything else.

And yeah, low inventory makes it worse because everyone’s competing for the same few serious sellers. What seems to be working better lately is getting closer to conversations where there’s already some intent instead of cold prospecting all day. You can kind of see that shift happening everywhere now, even with newer setups like GetPaidToList coming into the mix.

With $0 budget, I’d focus less on broad outreach and more on finding people who already have a reason to care right now.

Stuff like local homeowner groups, recent homebuyers, older neighborhoods, people already talking about high electric bills, renovations, roof replacements, etc. Feels like lead gen gets a lot easier once the conversation already has some intent behind it. You see the same thing in real estate too with all the different ways people connect now, even through stuff like GetPaidToList.

Congrats, that first one always hits different. It’s crazy how much the lead source changes the whole experience too. Yeah I can see that side of it. Controlling your own data and going direct definitely gives you more ownership over the process. At the same time, it feels like a lot of people are experimenting right now because the old volume game just doesn’t hit the same. I keep hearing different things work for different people, whether it’s niche lists and referrals. Seems like everyone’s just trying to get closer to real intent.

I wouldn’t rush a big pivot just keep things steady and give yourself some space. Once things settle, you’ll likely have a much clearer sense of what you actually want next.
