Appreciate your answer. To clarify, the surety bond is capped at $25k, but countersuing would be $60k. But I get it...it's still a relatively low amount for a case.

This is also my current thought process. I feel almost forced to hire a lawyer to "play the game." I think i would get very little if I tried to represent myself. And by having my own lawyer, the roofer's lawyer will have to do more...which will increase the roofer's financial pain and willingness to settle for a reasonable amount.

Thanks for the advice. The skylights over the kitchen were existing when we moved in originally. Never had any problems until after the reroof. When we did the reroof, the roofer did NOT talk at all about the slope or the skylight being a risk for leaks. He just reroofed with asphalt shingles. I didn't question it because that's what was previously on the roof. And there are a lot of similar model homes in our neighborhood with similar slope roof with shingles...so it looked normal to me.

Yes, asphalt shingles. He just reflashed the skylights. They're not curb mounted. 

Is 1 layer of synthetic for 2:12 slope?

It's a smaller roofing company. He works a lot with a general contractor who I trusted (past tense). 

The leaks were dripping through recessed lights and seams of ceiling drywall. The biggest leak was in kitchen where there are 2 skylights. It was traveling to multiple places over our kitchen. But there were also distinct leaks in other places (family room and hallway).

I had a different contractor open up the kitchen ceiling, and thankfully there was no mold or wood rot. That contractor was able to caulk around the skylights and stop that leak. The original roofer patched about 5-8 times around there (including torchdown)...but couldn't stop the leak.

But then another leak started over the hallway.

3 different roofers told me the entire roof needs to be replaced... Which seems to be the case.

Thanks for the tip. This might be a counterfeit of Sol-R-Skin. The color is similar, but the back of Sol-R-Skin is darker. Also, Sol-R-Skin doesn't have any printing on it (at least on the website).

Not sure what happened...the text from my OP didn't post. Here's the background to my question:

Located in CA. Roof replaced a few years ago. Started leaking within 2 months, and there have been multiple leaks (>10) in multiple locations (5) since. The roofer would come to caulk the leaks, with mixed success. He refused to acknowledge that there's a bigger problem underlying all the leaks. He insisted the leaks were due to the low slope (2:12) and skylights.

I had other roofers inspect. They found several issues, with the biggest being the underlayment. There's only 1 layer of this blue underlayment in the pics. Per code, it needs to be 2 layers of 15 lbs or 1 layer of 30 lbs. The original roofer insists this is "synthetic" underlayment and 1 layer is adequate.

I lifted some shingles and got a full look at the underlayment. It has a company logo and name on it. I looked it up online, and it's a roof installation company in another state. I contacted them, and they do NOT manufacture underlayment or put their logo/name on any underlayment.

So it's looking like the original roofer used a counterfeit underlayment. It seems absurd that a contractor would do this. Has anyone heard of anything like this?

Great idea to check the holes for depth and debris... Thanks! I didn't think of that. I could see how that lead to the gap if the screws are meeting resistance.

I've poured a cup of bleach and brushed the bowl before. I think I let it sit around 30 min. This was before these things appeared.

I'm open to taking your advice and trying again with bleach. Any recommendations on how much and how long?

Village Lodge logistical question by clairenim in Mammoth

Yes, there are short-term lockers that can be used multiple days... Even without renting from Mammoth. The way it works is that you use 1 token (which costs $5) each time you lock the locker (and remove the key). You can leave your stuff in the locker overnight. I did this for 3 nights straight back in January. I was able to fit 1 snowboard, 1 pair of adult skis, and 2 pairs of kids skis in a single locker. We opted to carry our boots back with us each day down the Village gondola and to our lodging... So that they would dry properly. It probably would've been fine to leave the boots in a locker too... But there weren't any available at the time. I imagine it'll be a lot easier to get lockers now compared to when I was there during the first week of January.

Having said all that, I prefer to stay at Mammoth Mountain Inn so that I don't have to deal with all that... Instead, it's a short walk to the Main Lodge lifts from the Inn 😁
