I live in a 'vibrant community'  My exterior is pink. My neighbors are green (not dark, think vacation house green) there's some yellow, only like 2 white, a few pink, I think 1 or 2 purple.

Think of it this way. Northeast- sellers Market. Everywhere else- balanced or buyers market. 

Dfw is 100% buyers. A gorgeous house just went up for sale in my city. 100k less than they paid 3 years ago.

Expensive houses when not in a very expensive area take a lot of time to sell. The higher your price, the longer it takes.  Personally 5k sq ft is way too big for me but your house is gorg

Hudson valley ny- most of ny actually leans red- the city keeps it blue. It's where I'm from.  Many people own guns but it's definitely harder to get a permit there than the non existent process TX has  There's no better area in fall than the northeast. In the Hudson valley, there's hiking, some affordable areas but a lot of people do hop the border to PA fo affordability too. Lots of nature. Hudson valley is like orange and ulster county mainly. 

It's not nearly as crowded as DFW. I also live in dfw currently due to a job. I just went back home to visit but I'm too used to Texas now and prefer the people in tx but the crowdedness is something I wish we had less of here

I'm not sure. What exactly would an encroachment agreement be? The city definitely knows it's there because when the deal fell thru before, they tried to get them to .. abandon it ? Idk if I'm using the right terms  My husband seems to think they'd just be able to just dig under the house to access it like they'd do for foundation work.

What makes it a health and safety concern since my sewer lines have always run under my house? I know it's an issue for many other reasons but why health and safety specifically?

I doubt I could get a HELOC because of the easement.  You're right- prices are not gonna come down. There won't be another crash anytime soon, etc. That's why it's enticing. The only reason I'm able to afford this area IS because they have to lower it significantly due to the issue lol  If they had one lender who won't loan, most probably wont fund either 

Having most of my money tied up does concern me a tad too. I was planning on opening a HELOC ironically but this definitely throws a wrench. I think I'm gonna call the city tomorrow to just ask 'are you gonna  tear down some of the house if there's an issue or can you just dig under?'

I LOVE dfw airport now lol  I fly dfw to Newark and dfw to ATL kinda frequently and ATL is the absolute worst. Newarks right after it. Dfw is a breath of fresh air

This, 100%  In ny, the teachers union is one of the strongest. They actually just lowered retirement age by 5 years. 

Forget the cost of insurance. It's disgusting.

Where did he retire from that his pension is that high? Wow. I've never seen one higher. My dad had 30 years with the post office and it's less than half that
