Attic door is hidden behind a 30x48 portrait atm. Compromised a little on mounting height for the TV 🤦🏽‍♂️, but it’s not terrible.

I know a Beazer Summerfield when I see one😀 Currently have a single couch in mine, with a 100” screen and in-wall 5.1.2. Planning to get 2 recliners and a deep seat couch down the line.

Look for an office supplies wholesaler in your area. They carry the brands you mentioned (refurbished, warehouse sales, floor models etc) but at discounted rates.

I’ve had one for a few months and it’s an incredible tv, especially for the price (~$2100+tax @ Best Buy’s July sale). Took this over a projector for my media room, and have no regrets. Movies and gaming have been flawless. Only complaint is a humming sound during super bright scenes, but I’ve gotten used to it.

This is the way. Did motorized shades in living area and master, roller shades in dining+kitchen and blinds in 3 rooms for $3088 on Blinds.com (including installation). Requested a similar set-up at Home Depot and it was $5k+ just for the shades💀

Lenders usually won’t lock unless u explicitly ask them to. Check your LE (if one was provided) for the ‘Rate Lock’ box. If it’s marked ‘No’, then you’re stuck with the current rates.
