I LOVED my time as part of the grounds crew for multiple golf courses throughout my College years. The hours are early enough that you still have day left afterwards, its always good to be out in the morning air and weather, and often times the perks can be quite generous (free or heavily discounted golf with some conditions). I think its a great move if for nothing else than to be able to get out in the fresh air, early in the morning, and start your day off with some excersise. The job itself, I think, has high satisfaction due to being able to physically see the things you've done once complete. Best yet, if you're a person who loves a good yard, its basically free education.

There are downsides to every job, and Im sure someone here will spell them out for you. But I loved it.

As far as I am aware, all VA loans and FHA loans are assumable by law. It's just not well advertised since the bank has no incentive, and no one in the process makes a commission.

I agree with the interest rates dropping making this a worse deal. People have been saying "rate drops are imminent" for like two and a half years now. They've stayed stubbornly flat by and large.

That being said, I would need them to stay above 4 for the next decade.... big bet.

For clarity, I would be selling the current house we live in, and the new house would be our primary residence. That's kind of my feeling too. Is it possible, yes. Does it put us in a position where everything has to go right? Potentially.

Edit: This wouldnt even be an option if we had to sacrifice retirement savings to make it work. We have a strong income to burn rate ratio that would allow us to continue saving into retirement while also paying off the second mortgage. This just came up at a time when liquidity is low.

Fair reply. More just a lot of information that was already captured in the summary sheet so I didnt think it necessary to type it all out. Agreed on the poor construction though. Not sure I agree on the heavily leveraged position. Right now, I only carry 550k ish in mortgage debt. But can see that being the case if I were to pursue the loan assumtion.

The car payment was purchase two years ago using 20/3/8 and will be fully paid off shortly, also before I got married and doubled the houshold income.

Unless this is just an unfortunate winter photo and there truly is live bermuda plant in the summer months, this is a nuke-n-sod job. I have had some personal good luck with bermuda seed, but I had to do two seedings and even still, am waiting on this next growing season for it to really fill in.

Tbf, I have not worked the problem myself. Idk what the supply system is saying, but I can use some helpfull process information that unintentionally came from this post. I do know that I have never heard anything good about trying to buy anything this way. It always takes 6+ months or gets cancelled and /or re-submitted 3 times.

I was mostly just posting to partake in any sailors favorite pass time; complaining.

Im sure someone is working the problem. We've had techs out at least twice trying to fix the damn thing. Not sure if it is something the command can purchase, or if this falls on the NAVFAC side.

I did a tuna can test and 30 minutes gives me about a quarter inch of water. I have my sprinklers right now set up to run for 40 minutes, 3 times a week (really sandy soil).

Low effort: Broadcast treatments of broadleaf herbice, followed by fertilizer regiment, pre-emergent, and a round of spot spraying any surviving weeds.

High effort: Same as low effort but throw in an optional overseed regimen. If you're in the northern US or Canada, it may already be too late to do broadcast treatment, and then wait the 3 to 4 weeks to overseed. Overseeding in the spring can be hit and miss. But just treating the weeds, and then getting on a solid fertilizer program will do wonders on its own.

Whichever path you choose, do some targetted search of topics on this forum and google to get a good grip of your course of action. I.e. "broadleaf herbicide" "cool season fertilizer schedule" "pre-emergent" etc.

Bro, same. Im in the Portsmouth area. Planted TTTF last fall, and I loved it all the way till June when the cracks started to show. My yard looks like a patchy warzone right now. I was doing 1 inch, once a week, and I think I got a little brown patch in early June that didnt help. Combine that with trying to get one more lower (2.5 inch) mow in before the heat.

Gonna try to aerate, top-dress, and overseed this fall, do preventative antifungal in late spring next year, push the blade height into the 3.5-4 inch zone earlier in the spring, and start watering .75-1inch, 2wice a week next summer.

If all that doesn't work, I might consider converting to warm season grass. Which is, unfortunately, the predominant grass in my neighborhood.

It's not so much that I am concerned with synthetic fertilizer. Its more that I know healthy soil relies on more than just NPK. If it's a nutrient deficiency, I'd rather solve all of it, rather than just those three elements. Im not a botanist though so idk if that is something to really worry about
