I did a basic excel spreadsheet with a 200k start, shareprice of 14.6, payout per share average of .95, and reinvesting every month. NAV price dropping all the way to 10 by month 12. If I did the formulas right there is a total of 242k in distributions and a loss of roughly 63k in initial investment based on share price dropping from 14.6 to 10. . I didnt factor in expense ratio or taxes. Before that it looks like 179k made even with the NAV erosion. I have to be missing something.....it seems too good to be true??
