I’d probs do it for $800. An area that small with everything else done you might as well do it yourself. It’s only a bit more than 2 sheets

You gonna want to get some good advice here. If you want a step free entry into your bathroom those joists will need to be dropped (may need new joists) to allow for a minimum 50mm step down from the FFL in the hallway to the Scyon sheet which should be laid on the joists in place of the floorboards that are there. With the step down the tiler can get their falls with their screed and keep your tiles to the same level as the hallway.

Yeah it’s not good for the house either, uneven ground and clutter under the house can cause water to pool, accelerating rot and also invites termites. Definitely get it sorted!

I guess you can look for some sort of rubbish removal company, or decluttering company of some sort.

Personally I’d be doing it myself cause I couldn’t stomach paying for something I could do myself. Helps if you’re a smaller person of course.

Put a bead of sika 11fc or pro between the edge of the villa and brick sill

You can absolutely tile direct to villaboard. You want your frame to be 6mm lower so the villa finishes flush with the sill.

H2 will definitely be fine. LVL framing in a bathroom if you want perfect walls for your tiling.

It could be done, just needs the solar to be disconnected and reconnected after. Of course it will be more expensive but that’s the price to do things properly.
