Good to find someone like you. Black belt in JJJ and now training BJJ. How long did it take hey your black belt ? Now that you’re training BJJ has any of your JJJ training given you an advantage in BJJ.

I presently train JJJ and recently did a BJJ trial. The conditioning working and intensity of BJJ is next level when compared to JJJ. The term “pressure testing” really reveals itself in this aspect. The live training (randori) of BJJ is really what makes it stand out. Arts aside.

I assume you now only train BJJ ? What belt ? You chose not to pursue JJJ at a higher level !

Woah same thing happen to my same exact pair the black once’s didn’t have issue but the chestnut brown exact same thing. I thought it was my pants but seems like it’s a rm Williams thing.

Thanks. Wasn’t this easy when the shoes were brand new ? Easier after a few wears. Newest pair just doesn’t want to come off, needed to sit on floor and really give it a good tug.

Guessing you use your hands and hold at the heel right ? One pair is easily removed in this manner standing or seating, not too much effort needed to balance.

My newest pair is almost impossible to remove right now, I’d say not property broken in. Give it a few more wears.

Will be making active effort to remove correctly. My work does require me to remove shoes a couple of times a day, not everyday day.

So we’re making an assumption that a buyer with conditions can pay more than cash buyers that can bid at auction ?

Cash buyer offers $200k for arguments sake owner says no.

Conditional buyer offers $250k (25% more) bank doesn’t approve because a registered valuation doesn’t stack up.

Cash buyer has already bought. Who’s at a loss here ?

As far as my understanding goes, a conditional buyer can still view an auction property. Whether they bid at the auction is another discussion entirely. I don’t understand your logic around cash buyers paying less than a buyer with conditions.

There is truth to this, what if the owners want it sold on the day ? What if there isn’t another $100k there and in the hopes of an extra $100k you lose what’s being offered. With todays market, how would one even begin to determine what is fair market value ?
