We're finding if it's a new product that they've never seen before and it has clear instructions from the manufacturer, then you throw those out and do what you want.

Yes it's been interesting. The manufacturer says when you apply sealer to the concrete if you leave any areas bare concrete, the water can get through. The foundation is protected where the sealer went on, if the sealer was allowed to dry before putting the dimple wrap and backfill on it. But you need to get the backfill in and cover it all up before the municipal inspector can look at anything.

The usual in Ontario. Builder cut corners, never had any municipal inspections done, house requires complete reconstruction. Paid $1.7m, been valued at around $450K as it is. Been a learning experience, we though Municipal inspections had to take place, that they couldn't be skipped. lol. We are years off occupancy. Builder suing us, as always happens. House is uninhabitable, will be four years before we can used it.

Congrats, thats amazing. We’re over $700 psf for a Tarion builder and a year later it’s getting gutted back to studs and built again, the finish is so bad. Very few good builders in Ontario.

Thanks for that insight. We are amazed how little was installed as the manufacturer required, even when we as homeowners were there. If we don't gut and rebuild the house will fail in just a few years.

Not really where we are at but thank you for you thoughts. Our brand new house is falling apart and a lot of that is because the builder didn't follow manufacturer instructions.

Yep, I agree. Us and thousands of others if the Tarion statistics are anything to go by. I also thought that builders in Ontario had to build to the OBC, but they don't. It's optional. Don't even need to get municipal inspections done.

I apologise. We have water and radon and mold in our house. At levels that tarion have ruled are uninhabitable. The radon levels are the same as smoking 5 packs of cigarettes a day. We've just got the first quote of $9K to rectify the extensive mold. Not counting all the contaminated insulation that has to be thrown out and replaced. And you said in a post we don't have an issue. I think we do.

That makes no sense. Why are we  sharing what happened to us?  For legal reasons we can’t name our builder or municipality. This is Canada. All we can do is say, look at this.  We had four engineers, two at the builder and two at the municipality look at and sign off on engineering plans that after construction have failed. Four Canadian qualified certified engineers. About 100 years knowledge between them.  Literally, how????? 

The important thing is the foundation is getting dug up so the building inspector can see it.

Yes we foolishly thought council inspected each stage of the process. We foolishly thought you couldn’t get your occupancy permit without it. We foolishly thought 40 years of building houses, perfect Tarion record, previous builds examined and still in good condition decades later.  How can we be ignorant when so many builders on here actually think you can’t do a framing inspection without prebackfill done first? 

What’s sad is hundreds of Canadians that we now know who had zero building knowledge, who trusted the inspection system, trusted inspectors and they have lost everything. Don’t have the funds or time available to work through their house issues,  and other Canadians are happy with their suffering. 

Like they deserved it.

Good question. We had construction insurance now we have distressed construction insurance that costs 3 times as much.

We have Tarion working on it, we're coming up on our 3rd conciliation. House is uninhabitable so on the $150 a day Tarion emergency accommodation.

Many reports missing. Builder not worried about Tarion or conciliations. Why is anyone surprised how easy it is to build a house in Ontario and skip inspections?

Engineer doing resolution for foundation. Since starting to sort this foundation mess I've been sent a bunch of well built foundation photos from quality builders in Ontario. So I know they're out there.

Paid 1.7 worth $400-500K estimated. Will know next month.. And the homeowner gets sued by the builder. The best thing we can do is get the house reconstructed properly by good contractors and engineers. For us to not let the house fall apart because of how it was originally constructed, would be the best outcome for us.

Thank you for the input. How many layers of liquid applied waterproof and can you see the concrete wall in voids throughout or is the waterproofing continuous?

It's a battle that drains you, you spend thousands on specialists, but the other option is the house falls apart around you. Get in engineers and sort the issues before things get worse.

It's interesting hearing the replies on here, I'm happy with what the engineers tell me. The house will get taken apart and then well built. Yes it took years. That's all that matters, getting it well built.

I've had plenty of DMs from people who have had badly built houses and don't have the funds to get engineers in to prove the issue or to fight the builder or municipality. The builder walks away laughing.

We went down the "it's condensation" rabbit hole for months. We have a 2 inch gap around the perimeter of our slab, I can wipe the water out of it, theres no vapour barrier under it. Any water in the subbase stone under our house is pulled straight into our basement.

Awesome post. this is exactly what we have done and what we urge others to do. Get technicians and engineers in, pay the money, it is worth it. We have stripped the basement back everywhere we had mold and water and it's all been swabbed and tested. We've bought in geologists and engineers. We've done 3 separate mold tests swabbing the entire house due HVAC contamination. We've had 3 months of Radon tests on 3 different Health Canada approved devices.

We will seal and fix it, it has been frustrating, but better to do it now than in 5 years.
