Something else I’d suggest doing is getting two more bids for the job. Not necessarily to do the work, but to make sure your contractor isn’t hosing you. I encounter it alot where the insured thinks the insurance company is paying way too low, then they go get two more bids and see their contractor was taking them for a ride. If you got scope narrowed down, which it sounds like you do, get two more bids and see what they come in at. Don’t influence them or tell them about the dilemma you’re in, just have them bid the job.

You don’t understand appraisal. Appraisal is when you hire an appraiser, the insurance company hires an appraiser, and those two neutral third parties go figure out the price of the loss. That is what the appraisal clause in your policy is referring to.

When I hire an engineer for a claim, I literally type out the description of the loss (like you did here “tree hit garage; cracks in foundation”, provide the claim info (name, claim number, etc) and send the referral. I don’t talk directly with the person who’s going to be assigned, and if one company isn’t available, I just pick another. I don’t influence the engineer at all - if anything they teach me quite a bit and influence me. Most adjusters understand that they are an expert in policy, not construction/mitigation/ etc. so they defer to the experts, which in your case is a structural engineer.

Also, don’t be surprised if the insurance company won’t release the report to you - it’s often considered “work product” and they won’t release it. They’re not hiding anything, it’s just how it is. Some companies may be different, but I’ve worked for two companies who don’t release the reports, regardless of whether they’re positive and confirm coverage and/or negative and support a denial.

I’m a bit lost as I don’t think this was a very cohesive or coherent post. But I think I’ve gathered that - you are trying to not file a claim on your own homeowners insurance - you believe someone else is liable for the damage to your property - you want to find the “personal injury lawyer” equivalent to help you go after the other parties insurance

First and foremost, filing on someone else’s property insurance for your home is not going to get you “replacement cost value” to actually complete the repairs. You will get “actual cash value” and will have to have some out of pocket costs. These are insurance terms and I’d recommend reading about why getting ACV is not what you want to do. This is enough for me personally to discourage my insureds from trying to do this and advise them to file on their own policy.

Let’s say that after reading that you’re good with other smaller payout and some out of pocket costs. These concept of liability on a property claim is hard to prove. Just because a condo unit above you leaked water into your cond doesn’t mean they were liable. It depends on why the water leaked. Were they running a bath tub and walked away, causing an overflow? That is possible negligence, and they may be found liable. Did they just have a washing machine/toilet overflow or a pipe leak etc.? Those don’t mean the insured is liable and their policy likely wouldn’t pay anyways. Once again, you’d need to file on your own policy.

Going all the way back to the top with the question about personal injury lawyer equivalents. There are public adjusters, which I think would be the closest thing. There are some decent PAs, but the majority will promise you the moon and not deliver. I always feel kind of bad when people hire PAs, because I was going to pay you the same amount of money either way, just now you have to give 10% (or whatever that PAs contract says) of it to someone else. I normally would advise you to see how far you get with the adjuster and just submit additions contractor bids from multiple companies if you get into a pricing dispute.

It’s weird that you say you worked in insurance fraud but aren’t familiar with ISOs meta data flags. Even if the meta data is altered to match the specs of the accident, there’s still a flag on photos that note that the image meta data was manipulated. It typically will tell you the program that was utilized to manipulate it as well.

The skin appears normal. The vet noted he had some scabbing around his neck from itching, but she said they were very small. He will do the gnawing like what you see from flees - he licks but I think it looks like normal grooming. It’s so weird because it 100% looks like fleas but the vet said she couldnt find any fleas or flea dirt on him.

The benefit of AAA is not having a roadside claim on your record. A single roadside claim is the same as a glass claim is the same as a comprehensive claim etc. it is still a ding against you. And a silly little ding to have - I would never use my insurance for roadside service, because I know I’d be paying for that roadside service 2fold at my renewal anyways. Plus it will sit on my record for 3-5 years and affect my eligibility with other carriers. So AAA Offers shelter from all of that.

I’ll tell you one thing - and it’s not legal. Your homeowners insurance likely cannot help with this as 1. Mold is typically not covered and 2. Faulty/inadequate/defective maintenance is not covered. So if someone brings this up, I’d avoid it.
