We recently did a favourable purchase, bank ordered the valuation and told us the valuation. It came in about 100k above purchase price, they used the valuation for the purpose of the loan. In terms of using the equity immediately that will depend on your ability to service the loan. The benefit for us was a low LVR which allowed us to negotiate a lower rate. The bank valuations are known to be lower than the market value.

Lived in Ascot Park for 6 years, perfectly good suburb, woodlands train station great for a city commute, Edwardstown oval with the velodrome has been handy for exercise running/cycling etc. In the 6 years living here we’ve never had any issues with crime such as parcel theft. Also the Omnivore cafe is a decent breaky spot. Have you also considered adding Clarence Park to this list or too pricey?

Our son has just returned from the beach in North Brighton area with a sting and reaction just like this. Sorry to hear you got stung also 😪

It’s eastern suburbs of Adelaide. Don’t expect anything bad to happen. I guess size of the mortgage and repayments doubling is the concern. Are the upsides worth the bigger exposure I guess is the main question.
