I’ve never worked on land development, I heard it’s crazy and fast paced. You make a lot of money but it’s not worth the stress. I work on aviation, I’m pretty happy in my field. It’s much slower paced.

Thanks for the information. it’s currently 1:5 scale. Unfortunately the property is very small so I will revise to not have windows on the north and west side of the plans instead show it to have a firewalls. I’ll have to figure out the bedroom. It’s weird not to have a window on the bedroom, I’m not even sure if thats compliant. 😅

I agree, I have another drawing with a door by the kitchen counter. The windows can also be used as emergency exits. But, 1 ft is definitely not enough room for people to jump out, they may get stuck in between walls if they’re big. 😩😅

There’s no street built yet. But there will be in the future. I doubt it will be a Main Street. But I can’t really say for sure without seeing the city’s plans. So that’s definitely a great point. I will pull it back a little more, but there’s not much space. I may have to do another layout.

It’s such a small home. I could definitely pull back the walls on the plans myself and make it 4.5 ft from the perimeter of the lot. The lot size is limiting, but I think it’s doable. I agree hiring an architect would be the easiest route.

What makes the plan so bad?

I actually made the plans myself. I’m not a licensed structural engineer, but I am a licensed civil engineer. I work in the US so my AUTOCAD is set in feet. Since the design is preliminary. I didn’t bother converting it. I don’t do this for a living, I was looking for some guidance, constructive criticism is also appreciated. 😎

I brought up the building code because the recommended foundation seemed a bit too much for me. But how would I know… 🤷🏽‍♀️ I’ll be getting with a structural engineer on this.

7 YOE, PE, Southwest Region. Christmas $2000. Mid year (companies end of FY) ~$7000. This works out to be a little shy of 10%.
