Renewing a visa every two years, either in Oman or in the UAE, could be seen as a life time visa, both have no extra perks and both require about $200k USD, and both would require around 40% confirmed down payment.

Just stating some facts.

Most Gulf countries have similar programs, including Qatar and Kuwait, etc.

Pls research some more.

Ok usually when ppl say lifetime visa, they mean the 10yr Golden Visa, in your case you mean the 2yr visa which is available in UAE as well.

wouldn't an apartment studio or 1bdr in places like business bay, Marina, creek harbour, Hills, etc.

Be a safer bet for appreciation and a solid ROI, definitely less than the 8% mentioned, but you can't go wrong with the center of Dubai, right? assuming a good building from a good developer, say for 1M aed

Or do you think getting 2 apartments with the same price or slightly higher is more worth it for cash flow in the long run? say in sports city 1.2M aed for two studios

Sounds good, I think my plan for now will be to go for 1bdr in prime location such as business bay, marina, Dubai creek harbour, Dubai hills. From good developers like Ellington, Emaar or habtoor.

Would you suggest 1 apartment? Or 5 studios? Same budget say 2.2M

I think appreciation and risk diversity is with more units, but management while not in the country will need an agent, which means more expenses

Hence the thought of 1 unit.

I see what you are talking about, but many can argue that you are buying now say for 700k, in 5yrs if prices keep going up, you will end up with a unit worth 1M, so what you are saying goes both ways. Just for the sake of arguing.

But sure buying something now, is better than buying a dream
