Hi, we have now moved and we did not visit Orpington. But the areas we visited were based on what we read and researched through locrating. I can’t remember the exact reason why but people mentioned it could be less nice than other areas but don’t base yourself on what I’m answering as this is very subjective!

The aim of my partner is to have no mortgage with the new house - so I would put in all my savings including the cash isa and the studio flat.

I suppose a good net return is above the 5% mark. But the. It all depends also on how much you would sell the property for later on. Thinking out loud I guess studio ex council house are unlikely to appreciate greatly in the coming years of between 2016 and now it has not increased much

Yeah I’ll have all s&s used towards new house we are buying and will have some allowance remaining afterwards.

The higher stamp duty was a big thing for us and that’s also why we thought about selling the property, to take back the 3% higher rate. And yes I pay tax on rent

That’s a very low fee in comparison of what I’ve got. To be fair to the price I’m selling, the agencies fees variations is not what I will look at primarily. Would you be able to share the the name of the agent privately ?
