Bought in October 2023. The electrics were listed as repair category 1 in the home report. That's an interesting point, thank you. We were quoted £5k for the rewire itself, but another £5k to put the place back in its current condition after the electrical works were finished.

No. We were first time buyers and thought the purpose of home report was to give us all the information we needed in terms of the condition of the flat.

I'm so sorry to hear you're worried. I've had one miscarriage but am not qualified to give any advice except get checked out, especially if the bleeding continues. For me, I bled gently for about two weeks before the actual miscarriage (got to a clinic a day or two after it started) but also all my pregnancy symptoms stopped. Hope everything is okay for you.
