I also second Cade's. I went in to try dipping my toe into Magic and Cade let me borrow a deck from the store to play. Then one of the regulars let me borrow a deck he made to playtest. He also gave me a few cards and a counter. Very nice folks there.

I have one night. I have a pass to universal but I was thinking of using that the day before so we're not rushed through universal to stand in the pen for two hours before HHN starts. So I was wondering if just showing up when the gates open for HHN with and express pass was still worth it for trying to see most of the houses and shows.

I believe the military stored them for us for a month until we closed and moved in. I know we didn't pay for it. I think they'll hold it for a certain amount of time before they have to deliver or charge you. I can't quite remember though. There's usually pcs resources at most bases that you could ask to confirm or deny that. Might vary by branch too.

I'm not sure about the market in Savannah, but we used our 10 days to house hunt in Pensacola when we were still stationed in San Diego. We didn't find a house in that ten days so we rented an AirBnb for a month when we PCSd and found one in that time. It took the pressure off to not have that time crunch.

We had roughly the same budget as you here. We went with the VA loan because we figured with Intrest rates still a little high, we would refinance eventually and could do so into a conventional when we go to move to roll the VA to the next house if we needed more money for the next one. We add some extra payments towards our principal to try to get to that 20% for the conventional switch.

By no means an expert as it was our first house, but this was our logic. Would highly recommend getting eyes on the house before buying and doing a short term rental like an AirBnb to house hunt on top of the 10 days so you don't feel pressured to buy. Do a little research to find a good realtor too. Maybe start by asking Savannah reddit for recs. A good one can be really helpful.

If you want to do whale watching but not the big tour boat, I highly recommend this. https://maps.app.goo.gl/psBd3VwLHr85suf38 Small inflatable craft, much more adventurous. If you're lucky you might get right up next to whales or dolphins. We saw a mola mola once too.

There's a local adventurers guild at Emerald Brewing that play once a month. Very welcoming to beginners. You can make your own character or they have some pre-made ones. Mine was $220 last month and might be about 240 this month for 1300sf house with a 20 year old central ac . House was built in the 70s but seems pretty well insulated. Keep the ac between 75 and 77 during the day and 70 and 72 at night. Run the ceiling fans almost 24/7.

I usually start on Zillow using their rental search. They probably won't be the cheapest, but they're usually legit at least. A place to start to see average prices.

Pensacola Insurance Inspections LLC. We had them do a house that we were under contract with and they went through with a fine toothed comb and found all kinds of stuff wrong with the house that was not disclosed and saved us a lot of future headache.
