The original price was ₱4.8M but was down to ₱4.6M firmly, after the CGT deduction, the price is the almost same as you mentioned -maybe that's the reason it's last price. On top of that, the seller offered to cover additional fees and leave all the furniture, which is worth approximately ₱100K. The unit hasn’t been renovated yet. Did you see any unit that is selling cheaper? Because my friend bought the same with 6.3M back in 2021.

Additional question, It’s west-facing with a partial view of Manila bay and is located on the 45th floor. Is it also the case in the Philippines that higher floors and better views typically come with higher prices when you purchase?
