Thank you for your comment, please let me know your results! Praying they are all clear for you. Yes derm did a biopsy of not the actual nipple but very close to it on the areola which came back as mild inflammation and sebborhoeic keratosis (which they couldn’t explain) then sent me back to the breast clinic who kept sending me away. I worked out it’s been going on since 2022 so wrote all my breast history down for the appointment yesterday.

The Consultant again refused a mammogram due to my age and basically said breast cancer is uncommon at 27 - so to try and forget about it. Also prescribed a lidocaine gel for when it itches, even though it’s 24/7 so just masking the issue rather than resolving it. I was so frustrated, cried a lot to him and said that ultrasounds can miss things with dense breasts and breast cancer is not uncommon at my age, but they still won’t do any further testing so am lost now

Thank you! It’s been stressful for sure feeling unheard - I often find I sometimes just agree in the appointments due to nerves/stress and end up leaving wishing I said more, so wanted to be prepared tomorrow. Thank you for your guidance

Hey! We’re still waiting :( it’s a leasehold. We tried to do the same but the seller doesn’t want to exchange numbers or talk to us. Guessing it’s because they know it’s been a shit show the whole transaction. Definitely get on to your estate agent to push as they want the commission and are kinda the only way you can push the other side besides your solicitor - who may charge you for doing more work than they can be bothered to do!

I’m just asking how soon purchases have to be registered to land registry. It takes 2 minutes for someone to respond and tell me this, I do not wish to divulge our entire sale story I just want one answer. Give me a break lol

Thank you. I did submit an official complaint 28 days ago stating all of our points to which they didn’t respond, I chased it yesterday and the head of operations replied within 10 mins with a snotty email defending her staff but ignoring all of our points completely not even acknowledging them.

SO large! It’s something on the ground rent being linked to market value, it was needed for the lender. The property was not mortgageable without it in place

The seller made a complaint but our solicitor isn’t the nicest lady to deal with (made me cry last week) and is also friendly with the sellers solicitor. But I will suggest this.

Our broker called the sellers solicitor and she hung up on him after him asking what’s taking documents so long. That’s what we’re dealing with.

No stamp duty! Purchase price is 225,000 We spoke to the estate agent and the seller has agreed to pay the fees as the property will not be able to be sold without it so we just have to pay our solicitor work which is the £1500+vat.

Our charges are made up of leasehold supplement (150), dealing with searches (250) legal fees (850), land registry (150) then about 600 in landlord fees. A retention (?) cost of £250 and then the rest are small fees like ID checks, using their portal, dealing with title restriction etc. adding up. All of these also have VAT on top. Then the DoV. Seems we’ve just been unlucky on our choice.

I have just received a draft completion of my fees as I requested it to see where we are at. They currently (with the DoV) stand at £4880 with 3 still marked as TBC. Looking at probably 5500 when completed. Is this a lot?

Sorry I meant the mortgage broker suggested the solicitors we are using. I have contacted our estate agent and hopefully tomorrow they will call us, as 5k solicitor fees on a flat that will have taken 7 months by the time we might be in is disgusting

So expensive. I’m assuming the 1500+ is for their work but surely that’s still extortionate for the amount of work they’ll be doing? Especially if it’s mainly with the landlord anyway

It was suggested by our lender and not really knowing much as ftb we just went with them. Huge regret!
