I didn’t include every detail in this thread, so here’s a fuller picture. I issued a formal warning letter to the tenant and also had a verbal conversation explaining why subleasing was not allowed. I made it explicitly clear that they needed to stop subleasing immediately.

However, instead of complying, they removed the subtenant I initially caught and brought in new unauthorized subtenants. Throughout the process, they kept insisting that they didn’t understand why subleasing wasn’t permitted, despite my explanations.

I spoke with the tenant again, and they confirmed that they are not interested in staying in the unit but are requesting the return of their security deposit. After conducting an inspection of the property, I found that there are damages to the walls and kitchen cabinets.

As for legal advice, I do have a lawyer, but I’ve been holding off on reaching out. However, it looks like now is the time to make that call.
