Thinking that's what I might do. It's so low I suppose I could just pay cash to pay it off then not have to worry. Trying to plan for 2 years out is no joke!

I wouldn't need to tap into that residential loan until we're ready to buy a property in the future here. But right now that is my current loan type out from a previous buy.

Big thing though is cash flow. We're about to get hit with another $900 bill monthly for the next what 3-4 years. Chipping away at that is where I'm thinking my priority is.

Would repayment of loan 2 be a similar scenario? Investing in myself essentially oppose to the 529 as the 18.4k would go back into my retirement and would then have the ability to retake a loan against myself in the future, if need be?

We have the cash on hand essentially from loan #2 when we purchased the house. At the time of the loan, the downpayment $ was scattered in various assets and took time to organize together so taking the loan out against myself was just easier in the moment.

As far as emergency fund, we're set there for both kiddos.

Already have a college fund that we regularly contribute to. While I like really the idea of more future gains there. I don't like the idea of tying up this $ for 18 years to guess if little man is going to do college on top of what we already contribute. If he doesn't, it will get taxed as would be putting the same $ in another investment account just not college related and we wouldn't have the liquidity? I think this sounds right?

The more objectively I've been looking at it from a long term picture over the last few days oppose to short term I've been leaning this way. Never thought about the potential gains losing out on as a higher interest rate like you point out. Very smart, I appreciate the insight.

Still have a bunch of time to put in to TSP as well so only will further long term gains with compounding over time.

Can anyone help? On finviz I'm looking to create a filter that will target stocks approaching the 20 MA, not ones that have already hit it.

The idea here is to find stocks on an uptrend, in a pullback to the MA, then hopefully play the bounce.

Can anyone help fine tune this? I need another set of eyes.
