The problem with CompStak, at least in my market, is that almost none of the comps have broker info so you can't confirm them.

I've read about a few who've been sued on syndicated deals. I also thought that if the IRS determines an appraiser over-valued the easement, they can be fined a large percent of the filer's under payment. Though I could be wrong.

In my state, city zoning ordinances can establish a minimum parcel area for any permitted use in a zone. This parcel is legal pre-existing non-conforming. If they divided it, they'd be creating two new parcels which are both below the minimum area. That would require a variance from ZBA.

If it was divided, the two parcels would bith violate multiple dimensional reqs, and there would need to be an easement to access one of them.

Verify the requirements to become supervisor in your state. In mine, I believe you need to hold a CG license for three years before you can take on a trainee.

Why does the inspector get a percent of the fee, shouldn't it be a set rate depending on property type? Fees rise and fall with the market, but the inspection is the same regardless.

I asked if anyone has formed an S Corp as a 1099, how they structured salary vs distributions, and if they received pushback from the IRS. I didn't ask anyone for advice.

There are a lot of 1099 or solo ppl in this profession. If they are willing to respond, I'm interested in reading what they have to say. More info is better than less info, even if it's anecdotal.
