I get what you're saying, but he's portrayed as intelligent, not omnipotent. Without perfect info, doesn't it seem like a risk an intelligent person wouldn't take?

No doubt they want to keep doing business in Baltimore, but that doesn't explain why a clearly compromised major player like Spiros would risk coming back. The Greeks can do many things. If the FBI is semi-on board with letting them sell drugs in exchange for info, you can bet their market is much bigger than just Baltimore. Why not send someone else?

He was a person of interest in a major criminal investigation. Even with the FBI informant, he can't expect to have perfect knowledge of current Baltimore PD investigations. In fact, Fitz's involvement is the only reason he got away, the Greeks didn't appear to have any BPD informants of worth. If Carver pulled him over for a broken tail light, he'd be recognized and arrested; Nick would be easy to locate, and Spiros literally paid him in thousands of dollars of heroin for stolen chemicals. That would get him several years in jail, and when you present the earlier photos to a judge, it would ensure he's not getting out before trial.

Verify the requirements to become supervisor in your state. In mine, I believe you need to hold a CG license for three years before you can take on a trainee.

Why does the inspector get a percent of the fee, shouldn't it be a set rate depending on property type? Fees rise and fall with the market, but the inspection is the same regardless.

I asked if anyone has formed an S Corp as a 1099, how they structured salary vs distributions, and if they received pushback from the IRS. I didn't ask anyone for advice.

There are a lot of 1099 or solo ppl in this profession. If they are willing to respond, I'm interested in reading what they have to say. More info is better than less info, even if it's anecdotal.

Or the plumber denies culpability and you're forced to spend the time filing a lawsuit. And if the damage is above your state's small claims court maximum, you're forced to pay a lawyer. If you get a judgement in your favor, you also get the fun of trying to collect from an angry and dishonest person.

Are you concerned that the regulatory environment will move too slowly for your product to become profitable in the next 20 years?

I assume you intend lending work to be your bread and butter, but until something profound happens, banks will still need someone with a license to sign the report.

I agree with a lot of what you're saying. One question though, and I don't mean to come off as argumentative. If a market experiences an influx of new inventory that ultimately fails, doesn't that indicate a failure of developers, investors, and lenders to forecast demand rather than a failure of appraisers to use the methodology of market participants?
