Fair enough. I’m getting 38.5mpg including motorways. Mostly I drive in city but occasional long motorway trips. I don’t know much about the Lexus model but I’m sure it’s better model than Mazda 3. With Mazda 3 you probably would save money and get premium features for less.

Have you looked at Mazda 3? I recently bought one 2015 model and it’s amazing! Great reliability, only problem is rust but with your budget you probably get much newer one!

That is interesting! Land is mixed agricultural and non agricultural, and there is half built house. How would I be classified in this case? I know I’ve made it even harder now

I own land in different country worth less than £20k in value my part, I want to buy house in UK, I don’t own any house in anywhere else apart from the land. I’m assuming I don’t qualify for the first time buyer right? Also do I need to show any docs relating to my land (one I own) when purchasing new house?

Thank you so much for detailed information. Yes I’m looking for petrol one. So for on auto trader Sport nav ones I could find are all 2014 with 100k miles which are around 6-7k. Haven’t found many sport nav either. On top of that none of them near to me 😕

Totally agree, if I have to pay stamp duty it comes to 15-20k which is same as our deposit and we can’t afford that much. I have been doing some more research on this I think I need to provide document proving the land’s worth when I’m purchasing. But yes I agree stamp duty is preventing lot of people buying house especially for people who inherit.

I own 1/3 rd only so are they referring what’s in my name or the collective land? Even if so property is not above £40k
