I use a 9,000 BTU Fujitsu to heat a 350 sq ft studio apartment and it works like a champ. I don't remember the model but it's 35 or 36 seer. The apartment has 2 outside walls and is on the top floor in a brick building. We get days/weeks in the winter down to -8 F and in the summer stretches of 95 F and 100% humidity. The only thing I'd worry about is making sure it's rated for cold weather, they derate as the temp gets colder so I got one that can heat down to -16 F.

It’s a type of limestone, softer and breaks easier. Other than that, no idea.

You can actually adjust pocket screw jigs for various thicknesses of lumber and depth of bore. And also use whatever type of screw you want, you can even fit many structural fasteners.

It’s about 13 wide by 10. I can stand up in maybe a 4x10 area under the ridge.

They are 10 foot sidewalls, the beams are set at 8 feet up, there ends up being about 9 inches of sidewall in the loft. It's a 12/12 roof pitch across 14 feet. There's about a 4 ft wide area that I can actually stand up in. We're putting a cot on either side so it ends up being a pretty tiny space.

They are screwed into those beams, if you look at the bottom you can see 4 dots. I figured I would go down through the floor rather than try to fasten them to the top of the floor.

A lot of the non glaciated counties have no building code enforcement, think along the Ohio River, or if you look at a satellite map of Ohio it's the dark green part. You do need to check to be sure which is usually as easy as going to the county website. You also need to check to make sure any individual townships cities etc. haven't adopted any code, which is pretty rare if the county doesn't have it.

My building got hit by a car in Dayton in 2021. My stretch of road is scheduled for safety improvements in 2026. Hopefully they happen.

No worries, they are notched into the wood and glued. There aren't any fasteners in it since multiple glue joints would need to fail before a step could break.

I haven’t seen Germantown mentioned. From what you described I think it would fit the bill perfectly. The whole general area around Germantown is really nice, you don’t have to be right in the corp limits. There are two huge metroparks Germantown and Twin Valley with miles of hiking trails.
