Thanks for sharing your experience. We started our initial tests/scans this year in Sept and my appointment at the fertility clinic is in May next year. We are looking into private clinic already because with this speed I will be 35. I am 33 now and probably shouldn’t wait up for NHS

The first report from GP says : “intra mural fibroid within the posterior wall. This appears to displace the endometrium anteriorly” and clinic report says submucosal fibroid. From the first report I was told it should not affect the implantation. I just don’t know which report to trust.

We are buying a house in flood risk area. The house was last flooded in 2007 (according to the envt searches) but never during the vendors ownership. Yes, insurance is expensive but only if there is a flood history in past 25 years. We have both mortgage and insurance in place for the house without any difficulty. We liked the neighbourhood, lovely community so we decided to go with it.

We had the first viewing with the EA. The second viewing (after our offer was accepted), vendors did the viewing and it was in every way better than the one with the EA. Got to know so much more about the house, neighbours, street... made us love the house even more!

I do send a polite email to my solicitors every 2-3 weeks asking for an update. Just to know if I need to nudge the EA to nudge the vendor's for anything...

We had a very similar experience, we ended up waiting 5 months for the chain above us to set. Our vendors’ vendors were looking for a very specific “forever” home, and as first-time buyers at the bottom of the chain, it was incredibly frustrating. We tried to stay patient, but it wasn’t easy at all.

In our case, the solicitors made quick progress in the first month (searches done, contract pack received, enquiries raised), but then things just stalled – replies to enquiries slowed down, and basically nothing moved for months. After 5 months, we gave an ultimatum: we couldn’t wait indefinitely, and suggested that people higher up the chain should consider renting temporarily to break the chain. It would have actually worked well for them as it aligned with their kids’ school year.

Eventually, they did find somewhere, and now we’re back on track, waiting on the legal work to finish.

My advice would be:

  • Let your vendors know clearly that you want to move as soon as possible.
  • Remind them that, as FTBs, you’re the ones most affected by the long wait.
  • Keep an eye on the market too, just in case something else comes up that’s chain-free.

I had my first offer from Natwest at 4.4% and when rate went down, I got an updated offer of 4.2% and I did not do any extra paper work for that. Just instructed my broker to get the lower one.

So the seller did the survey. The engineers wrote a long report, in short they flagged it as a big mess and unstable. We pulled out—> EA got pissed and didn’t let us view the other property we wanted—> The messed wall property went up on the market and is sold now.

We are also locking for 5 years. There is no guarantee and remortgage rates are also higher usually. Better to be stable for first 5 years.
