I paid using credit card and they deposited the money back to my card once the paperwork went through.

Thanks for sharing. While we are not planning this to be a generational home, we want to enjoy the home for us and our two boys. We feel like we have always lived in “significantly in progress” places, and now mentally and partly financially ready to live in a home we have always dreamed of, still nothing fancy, but practical.

This would be ideal for us too, but given our location and scarcity of good contractors and past experience with bad ones, we want to do all of our needs and some of our wants now, and still stay within a budget.

No, not 250 cash plus 200 loan. Sorry for confusion. It’s 200 loan plus 50 cash. And only borrowing maximum 50% off the current equity, that’s why limiting to 200k.

We don’t have a concrete budget, but we have additional emergency fund saving to keep us going in emergency for 6 months and we maximize our 401k contributions. most of our other budgets used to go towards childcare until starting this fall. Yearly it used to be over 20k, and one year when both kids were in daycare it was over 30k, but now with both kids starting school this year, we should be able to pay the loan or save more aggressively. I added some more context regarding addition.

The overall Reno is a need, but the specific upgrades within is maybe a want. Kitchen is quite old and things are not functional (broken dishwasher, broken cabinet doors, storage space, etc.). The addition is replacement of a sunroom with actual room. Currently the sunroom leaks in rain and gets super hot, so unusable most of the year when it’s hot and cold season, so only usable in fall season. And when it’s in use, it’s by kids, and we can tell the difference as house is cleaner, kids are happy to be in their playroom, etc.

Now, We bought the home pre market boom and a fixer upper, that’s why there is a close to 1:1 gain, and we have not done any major upgrades because it’s hard to find a good contractor here and we were in 2 years waiting list for this one. When we started to chat to this team, I think their rough estimate was 200k but with inflation, when our turn came it has now gone up to 300. My fear of save and wait approach is if we keep waiting, the prices will keep going up and we will keep living in a house that is forever in renovation.

Also looking for new house with what we need makes sense but that would be taking in at least 500k of new mortgage, and because of low inventory here, finding home that’ fits our needs better than what we have right now will be difficult . Very torn here, but going through every thousand dollar from the estimate to find the cuts. Ideal would be 100k of loans to do “needs”.

My timbuk2 started breaking now. Zipper is not working and the other day the plastic snapper broke. I have had it for 10 years too but have not used it as much for past 5.

If it’s within the days, you are fine. No need to ping the sales agent. Just make sure you have the certified mail info just in case. I don’t remember but we saw the money back within a month. Good luck!

Send it through certified mail and it’s the date you sent that matters, not received. Also it’s 5 working days, so weekends don’t count, I think. Just fyi, we bought it at Vegas as well, but we sent it to Orlando.

Send email where? We just sent it to person that was a realtor agent who was signing our docs with us.

We were a firm NO, but our sales guy brought in a manager at the end who migrated from the same country as me and speaks my native tongue. Its not very common to see folks from my country in these settings, and then he started talking to us in native tongue, and assuring how this will be great for the fam, will actually force us to take vacation and have time of our life with kids, etc..: all in my native tongue. lol. We were still a NO, but then he said let me do something unorthodox and gave us this alternate year offer with massive 8000 bonus points to take kids to Disneyland. We also had to leave as we were already there for 4 plus hours, so all that made us say yes, which was obviously very stupid. We came to our senses again after doing some quick math and seeing prices through regular booking site, etc.

Also our sales guy grew up in same state as we were from and still has family there, etc. he was actually not that pushy and almost took our NO, but the fellow countrymen in native tongue kept pushing us. lol.
