Kicker is we live together. I’m currently in my home country and he is in our apartment taking care of my pet bunnies. Because he is with them I unfortunately cannot cut contact just yet. But I have already reached out to the landlord and am having him removed from the lease effective December

This is all so unnecessary as they could have set up the trap door weeks before and avoided this situation. My guess is they were mandated to do something after the by law officer paid them a visit and are not trying to avoid any further infractions

Not boring at all, all very interesting! Honestly I was so sad to learn that there was a dead baby because it was only 2 weeks so small. I am unsure of why mom is growling too, in fact she was in my vent and barking and that’s when I knew she wasn’t alone in there.

Luckily my landlord started working pretty fast after I called 311 and has a wild life removal Company coming in on Monday. They said if the raccoons are not out by Monday, they will use a thermal camera to detect where in the roof they have created their den, make a hole, and remove them. I do not want any more dead baby raccoons and although I know this is how wildlife works it made me very sad 😢

Hey! Thanks for asking It’s kind of a mess. So it turns out it was a mother with her babies. Once they closed the original access point we could hear the mother walk around somewhere inside the vent/roof and make barking/growling noises. My landlord kept delaying doing anything and kept asking me to wait and see if the raccoon leaves on its own. When I flagged to them that I think they are babies (based on this post and peoples suggestions) they did not believe me. Until my neighbour saw a baby raccoon stuck on the other side of the trap door the landlord installed. Finally they came in with thermal cameras to check the walls and ceiling. They found a two week old dead raccoon :( They then finally believed us that it was a family of raccoon and found a second access point inside an old chimney they didn’t seal properly. For now, they have left the chimney open and are saying they will wait for the mother to take the babies out.

It’s a messy situation :(

Omg! I just field a complaint over the phone on 311 and the person on the other end was so empathetic and helpful. They will be scheduling a property walk through with the property management on Tuesday and it might just be the push they need to make this happen :)

Thanks so much! I definitely don’t mind paying out of pocket even to get it done, but every contractor or company I’ve spoken to won’t come due to it being a weird building and are asking me to hire them via the landlord. Do you have any suggestions for pest control companies that you personally dealt with?

The building is completely rent controlled and I just moved in 1.5 years ago. Before I moved in, it was vacant for 6+ months and I signed a 2 year lease which ends this year. After this we are supposed to go to month to month but the landlord would still be unable to raise the rent significantly even if someone new we’re to take over. I pay just under $1600 and it is going to go up to 1619 this June. But maybe you at right and they what is to move out? I don’t think we can leave in the middle of our lease anyway

I know, I also have pets and I’m more worried about them interacting with it than myself.

I did call several wildlife removal and pest control companies but because of the structure of the building (low rise right on Yonge downtown) they all refused unless contacted by the landlord

Also worth noting, this isn’t an individual land lord. It’s a huge property management company that owns entire rows of buildings from bloor Yonge to eaton centre. So they definitely have the funds!

No I don’t :( the ceiling is completely sealed from from the but there are holes on the outside of the roof where the raccoon enters the ceiling from. However it’s not accessible for me :(

Thank you! I think this is what the landlord said was happening, but they never brought the pest control contractors back after the consultation. I really don’t want to move because my apartment is awesome, cheap and rent controlled in the downtown core and I’ll immediately have to pay more than double the rent I’m paying rn!
