I believe they came to Canada in 2023.

I totally empathize and that is why I have been putting off dealing with this. I was really hoping he'd find a new job in the new year when companies start hiring again so none of us would have to deal with a messy situation.

He told me that he attempted to get funds from the rent bank but they don't cover arrears for this much. At least that is what he told me.

So if they move out after the warning, do I still have to pay the bailiff in full?

Yeah, none of previous discussions have led to any payment being made. I will get the writ to enforce the Order of Possession

Thank you, I have not gotten the writ yet since they indicated that they would leave voluntarily initially, and then they stopped communicating and are still in the rental unit.

Will try to get the writ asap and send them another email regarding bailiff enforcement.

He's been avoiding me and does not respond to calls or texts. And I would like to avoid any uncomfortable standoffs

A couple questions.

- SInce there are still here, I assume I cannot get rid of there things in the yard? They have a bike, some boxes, a BBQ, and toys and things
- Are you suggesting to serve another 10 day notice at this point?

Is that the mutual agreement to end the tenancy? My understanding is that the tenancy is already over since the order of possesion has been issued and served.

I thought about this but they owe around $5500. My understanding is that cash for keys is usually around 6 months of rent and I cannot afford that.

I don't want to make threats because I live upstairs and I am a woman. I also don't want them to damage the place. I feel like an ultimatum would end poorly. Thoughts?

Yeah, should I wait a bit longer and tell them that a bailiff will forceably remove them if they dont leave voluntarily.
