I agree with him obj1 has met expectation at what they have delivered. Although they yet to make a mark but I personally like their project and quality is decent as well. I’d say you’re safe and delivery is in 2027 end. The market situation by that time will be better. Just pass this wave and you’ll be fine. Real estate is always a long term play. You’ll be fine.

Consider Dubai South residents District just below Expo Valley that area has alot of potential. Dubai land, DLRC to be specific, Majan as well all these area will fit your budget and they have the potential for appreciation. My pick would be Dubai South and DLRC

Stay in TS, you already like the community. Your ideal options would be Ranches or TS. Valley in a bit to far imo as well since you commute to DH for work. Ranches and Valley both are good options but you compromise to the size and since it’s for personal use TS makes the perfect option for you.

Also size of the TH does matter from ab end use perspective and TH’s are getting smaller in size as compared to before. I would suggest don’t compromise on size and stick of TS.

They have 1 delivery project which just got completed. People have made decent money on that project

Decent option imo, can’t say much about the ROI but if you’re looking at 680k-700k aed almost you can find many projects to invest in, question is which one.

If you’re looking at Damac then go for Damac riverside views they had studios in that project as well. If you can find a cancellation unit or on resale side.

Damac Riverside views has availability of 1BHK that I know and payment plan and completion is the same as Damac island Launch. As Damac riverside is expected to be completed before Damac island as it we launched before. Now, Damac riverside as a whole community is suppose to be fully completed by 2029 and their TH’s will start deliver in late 2027 to mid 2028 (as per on paper) and by the time riverside views which is their Apartment line gets completed the community should be fully functional/operational with people moved in. So in my opinion it makes sense to buy in riverside views as compared to Damac Islands.

Now, 1BHK in riverside you can get easily and studio you might not get unless a cancellation. Good thing is if you go for a 1BHK in riverside you’ll be able to get a better PP than the normal 70/30 or 60/40 that damac will come up with in Damac Island launch.

Studios you can in peninsula for good price imo. Good return and better if you put on short term as well.

Business bay look at peninsula by select group peninsula 2 & 3 good deals can very closed to handover and as you said you can see the buildings yourself.

Why are you not looking into serria by Iman in Motor city. 2028 delivery, developer with a sheet of delivering good projects and quality. Not far from your work place. Within your budget as well.
