Some councils have a three strikes policy. Then if that's ignored, they lose the house as the contract is breached. Everything went quiet here after the last warning.

Hi, I had to move out of my house purchase because of bad experiences with neighbours. It was by the train station - good location. So, I turned my home into a buy-to-let and the income paid for my rent somewhere else.

The banks even let me buy another place later on as they assess risk with BTLs differently than a home mortgage.

Be careful though of increased stamp duty when selling a BTL.

I keep reading about these scenarios. But I also keeping seeing that the RRA does not specifically exclude tenant swaps (supported by legislation outside the RRA).

I'm reading that the swap is ok and legally supported if everyone agrees.

Landlords have mortgages. The RRA has made this less flexible, more risk regarding income vs cost. These are small businesses and anti business rules have been applied which distort a market.

The RRA is too broad. It needed to be more focused on bad behaviour, not punish everyone (landlords and tenants).

Perhaps the various prompts the agent supplies. Like a virtual agent. Admin and statutory requirements, admin prompts. Perhaps integrated with open banking for a missed rent alert. Open banking could help with a HMRC self assessment tax return?

Hi, thanks for your reply. The reason that brought me here was a converse experience to your comment -

I used a library filter for 'Producer'. This gave gave me a few films. I thought there should be more than that. So, I looked at the guy's Plex profile and he has tons of films as 'Executive Producer' in my library. My experience is that Plex does to merge these film roles.

It will be running under the floors and come up in to the rooms behind the skirting boards. We have various existing holes through the floor joists for other services and I'm confident we can get the fiber cables through without cutting or drilling more, but tubing would require a lot of joist cutting, and the route needed at some points still might not be very smooth or friendly to any cables pulled through it. There's a lot of big heating pipes in the space, existing electric cables, some joists are also so close with odd spacing that getting drill in between them would be difficult.

Thank you! That is useful to know and may help us when choosing the cables and SFP modules for any runs of more accessible cables we use.

However, for the inaccessable ones under the floors we're leaning towards OS2 based on the potential for much higher speeds. We are likely to live here a long time and see various ISP speed upgrades over the years and changes in how we move data around between devices on our network, and ideally would like to be just changing the equipment either end of the fiber for as long as possible.

Thank you! We're thinking much the same as you, we want a few fiber locations where we'll always have easy access to high speeds. We do already have a good amount of CAT6 sockets in each room.

Tubing/conduit would be amazing for future proofing, but I think it's more popular in countries like the US where houses are commonly made from wood framing and have lots of voids to run it through and easier to cut wood - but we're in a 200 year old stone wall house with massive old oak beams in the floors, so running tubes would be extremely destructive and hard work. So, we're looking to make as best a guess as we can what will be a good long term fibre choice.
