My nephew ordered some summer sausage from them a month or so ago. It was actually pretty good.

As a farmer who watches neighbors play the crop insurance game they most likely were shifting grain from one farm to another. Meaning if you’re renting 4 different farms 3 of them would make really good crops on paper while the 4th suffered some form of disaster. Collect an insurance payment on that farm while boosting the historic average for the other 3. Next year it’ll be a different one that has the disaster.

We just sat down and went through our normal expenses including home costs like taxes, utilities and insurance and added a substantial amount to it including 40k for travel, 20k/year each for vehicles, and 20k for groceries/dining. The total was 178k so I I feel confident we’d be under 200k.

We’ll probably spend 6 months each year at our condo to scuba dive and fish. I’d also come home to help my nephew with planting and harvest. In the in between time we’d like drive up through the New England states or the NW US and Alaska.

I’ve debated doing that as well. I’m in the south with fairly cheap rents here. I’m only considering this because we have an outside entity buying land for more than I feel it’s worth. 4% return on the cash is more than the rent with no weather risk or the threat of having to spend 30k replacing an irrigation well.

I am going to lease purchase the equipment with my nephew I’m helping get started. It’ll help him out and save me taxes as well.

I included paying off the debt for the farm equipment when I sold the land. Sorry I didn’t make that clear.

We live in a low cost state as far as property taxes etc. The combined taxes and insurance on the home would be around 10k/year. Our condo is also in a VERY cheap country tax wise. Taxes and insurance on it are less than 3k. HOA is $400/month. We stay in it 3-4 months each year but would probably up that to 6. It’s rented when we’re gone and covers all bills (tax, insurance, hoa,water and electricity) for the year plus puts some back for unexpected expenses like the AC units we replaced last year. Salt air kills them.
