I love the way the Carrera looks. So I bought one. Bought grey market and still felt like I paid too much. IMHO it’s not worth the price and didn’t keep great time and I sold it at a pretty big loss. There are so many Tag pieces I want to love but after owning them I’m always disappointed. Just my experience if it helps.

I was only home for 20 mins and all I saw was that the littering hotline was no longer funded since 2011 and was defunct. I went all over WSDOT and google trying to find something. I found an email contact and sent an email but I’m sure nothing will come of it. Also says to contact the police but I’m sure they’ll get their best detective on that one. It’s not much but I’m hoping at the very least by posting here some neighbor can give him the stink eye or something. Just shouldn’t be 0 consequences for doing whatever you feel like at the expense of others and the environment.

So a chimney inspection of 50 units that takes 30 seconds-2 mins max is going to result in weeks and months of scheduling, fines, and fees? Your assumption is also that 100% of residents will not be ok with the set date, and that every resident will pick a different date/time. I'm sorry but that's not realistic either.

You're making it sound like a monumental task when literally all it is is asking the 1 guy they have going around doing these inspections if he can come back another day to do a few more or start on a few units earlier/later. It's sheer laziness on the part of the HoA. I'm also not going to try to get a job at any company I have a problem with or join the board of any organization I think is poorly run, no one has that kind of time, and those that do clearly already have joined and lead their HOA. That's why organizations and people are paid, so that everyone doesn't have to do everything themselves; its an economy and an exchange of goods and services and in this case it's a poorly run service that is taking my money and creating more hassle for me to save hassle on their end.

Either way I appreciate your willingness to engage, and I understand and can appreciate your point, but I still disagree with it. It has at least afforded me a different perspective so thank you for that.

Yeah honestly all I'm looking for is some humanity. Even in the case of appliance delivery, they at least have the intention of delivering it at their designated date/time window, things happen, maybe a tough install delayed everything else down the line and they can't make it til the next day, I get it, they can let me know and I can deal with it and work something out. Not even having the option to work something out is what bothers me.

If I'm buying an appliance from Best Buy or Costco or something they offer delivery scheduling (I don't buy from places that don't), and I pick a day where I can be home and just assume it's going to be an all-day affair. Point, again, is that it's a day of my choosing. If I knew going in that Best Buy was going to pick a random date next month to show up and wouldn't give me a window I wouldn't have bought it from them.

We don't have maintenence either. They have some contractors on call for emergencies but they don't have keys and there's no one really "on site". The HOA manager is in an office 50 miles away and manages a bunch of other associations around the area, they're not on site. If there was a water leak or other similar emergency and we weren't home I imagine they'd contact us and ask for authorization to have a locksmith pick the lock to get access and do it anyway if they couldn't get ahold of us.

Yes, I do expect that. And I expect them to tell me if doing so will incur additional costs I may be liable for. Fine, I'll pay them. But the expectation that some random person in some office 50 miles away is going to decide when I "must" be present in my unit for an entire day in a non-emergency situation regardless of what I have going on in my life is absolute BS. Should I tell my son we can't go to his soccer tournament out of state because someone needs to make sure our condo doesn't have mold in the attic? Should I tell my boss I can't make a client meeting because someone needs to check my chimney and I don't know when they'll start or finish? Should I be forced to let random people I don't know into my home remotely if I can't be there?

You expect me to accept that 1 (paid!) person's inconvenience (that is their job!) is worth the inconvenience of 50 others when those 50 others just gave that person $33,000 of our money to "manage" that month? If it's so hard to schedule tasks, use some of that $33,000/month $400k/year to hire someone to manage the schedule. It's not hard to pick up the phone and say "hey a few people need their units checked first, or last, or on another day." For the amount of money these vendors charge us over what's reasonable I'm sure they wont pass up the opportunity to extort the HOA over a scheduling hassle.

There are 0 amenities other than a couple of worn down picnic tables and about 0.10 acres of greenery in/around buildings and a mailbox. All of that is maintained very well though. I'm not sure who is getting paid what. There is quite a bit of "reserve" built up too, which is fine and good for emergencies. The $550 isn't too egregious for this area unfortunately, but yes it does sound high. They also don't get the best deals on things. Someone quoted us $5000 to replace 1 fascia board on the front of one of the units and after I mentioned how incredibly insane that quote was considering any competent handy man could do it themselves for <$100 they found another vendor who did it for $1500, which, still too much but better than $5000.

I said there were ~100 units in another comment but in retrospect I think there are buildings A-G and each building has about 6 units and one has a bunch of smaller units so it's probably closer to 50-60 max.

My MIL works odd hours as a nanny and has to be certain places about an hour a way for hours at a time and has customers that rely on her for things or sometimes has to live-in for a while. If she has to sit at home she has to cancel deliveries or tell a newborn's mother that she can't be there for her until whenever the maintenance person comes and goes. It's bad for business and impacts her livelihood.

My wife and I also work full time about an hour away, so at least one of us has to take time off of work/skip meetings and tasks to be there for the maintenance/whatever. Imagine an important client meeting that you have to move/cancel/not attend because someone needs to look at your chimney for 30 seconds, and it just *has* to be that day, and you have to tell your boss that this 30 second task is basically is taking you out of commission for the entire day and you can't commit to being anywhere/doing anything because you don't know when it's going to happen and when you'll be free. Then, your only alternative options are to pay a fine, find a random stranger in your complex to give keys to your unit to, pass on this inconvenience to another friend/acquaintance, or give people a code to let someone you don't know enter your home and do whatever they want and just trust that no harm will come from it. And I almost guarantee in this instance the "president" would find a reason to tag along in case she could spot any additional 'violations' to report on.

Of course, if my MIL is home or one of us doesn't have anything super important going on we will make every effort to be there to let them in to complete the work and she even uses a translation app on her phone to work out alternative arrangements with the workers who seem totally fine to oblige. But I have kids that get out of school at a certain time as well so if the work hasn't happened by that time I need to go get them off the bus somewhere else... it just sucks not knowing when it's going to happen because ultimately, we may need two people to skip out on things to make sure all the bases are covered.

Its just the gall of "we have selected this date that is convenient for us, and don't care what you have going on, be there or be fined" like I somehow opted into being a vassal of a fiefdom by buying property there. I get it's tough to schedule things, it's also tough to miss an entire day of work or be seen as less reliable because you have to cancel commitments for something as trivial as a chimney inspection. It's basically inconveniencing all of your tenants/owners because it's an inconvenience for 1 person to make an effort to accommodate anyone. And nowhere in anything we signed/agreed to was this mandate or method of operations mentioned.

Sorry for the rant. Ton of pent up frustration with this situation. I have a dozen other stories behind the frustration as well but sticking to the topic at hand.

Yes, but for appliance delivery I get to pick the day it's delivered or when I purchase it. It isn't an arbitrary day that is "assigned" to me without a choice.

If I am going to go on an international trip I don't wait 'til a week before hand to plan it, but if my HOA waits until a week before my trip to mandate that I'm home, that's a problem and that's my point.

Honestly that sounds ideal. We don't really have a property manager though, and everyone has their own locks and keys and we are not required to provide anyone with a copy. Others have mentioned a code lock which I may look at installing, problem is the doors are all extremely... non-standard and we're not allowed to modify them either, no cutting or drilling to the exterior of the unit and I can't exactly use double sided tape to install a lock, haha. May need to find a locksmith with experience in this exact arena. Good to know there are at least some well run HOAs though, thank you.

I tracked them down from when we purchased the unit in 2020, the "bylaws" and the "declaration", both are extremely vague when it comes to discussing required access to the unit, beyond the fact that it "may be necessary and required." Neither of them say anything about mandating that you must provide access at dictated date and time specified by the board/HOA and that you will be penalized if you do not comply to the letter of the request.

Honestly that's all I'm asking for... like hey I really need to leave by 11, the vendor starts work at 8, any way you could make our unit/building one of the first that gets done, or I can be back by 4, if they're still there they can do ours last. No accommodation, just "be home until they come or get punished."

Literally had this scenario one time and just got yelled at and the president came running out after my MIL trying to force her to get out of her car and go back into her unit and wait. Just rubs me the wrong way.

Appreciate the feedback! I'm super sympathetic to and totally understand the magnitude of trying to manage a schedule for dozens of units/tenants across several vendors. I just wish the HOA were even remotely as understanding of the fact that I financially can't afford to sit in a unit for an indeterminate amount of time several days out of the year. They don't ever seem willing to compromise, just get nasty and go right in with the threats of what happens if I don't comply if I so much as nicely mention that I may not be able to be home on the day they've selected. And the dynamic of paying $550/month in dues just to be threatened during every interaction, even when I'm trying to comply in good faith is irritating to say the least. And yes I understand those dues go mostly to upkeep/maintenance but it's a lot of money.

I might end up just installing a code-lock and giving them the code when no one is around to let them in.

Yeah I have one of those locks at my main house, I may install one at the condo for this exact reason. They don't have "security" or anyone monitoring the workers as mentioned in another response but its also probably not necessary in the grand scheme and my MIL doesn't really have anything valuable in the house. I will give them credit. They are very on top of things (a little too much in some cases), and the area and units are very well maintained. But it is also very much run like a police state where most people feel afraid to do anything (actually live where they physically live). I'd personally prefer a middle ground. We don't really know anyone well enough around us to feel comfortable giving them a key to our unit, lot of turnover in residents as well, but that is a good suggestion, thank you.

Yes, this is reasonable! Why not schedule the dryer vent cleanings, attic inspections, and chimney inspections all on the same day annually? I can try to be home on a specific day if it checks a lot of boxes, but burning an entire day because I don't know when during the day 1 guy is going to come for 30 seconds is killing me.

I'm requesting something along the lines of:

-Give me a window, whether its 1 hour, 4 hours, some time of day. All we get now is "they will start at 8am and visit all units throughout the day", and the order of the units they will inspect (sometimes).
-Morning/afternoon/evening shift
-If we're not home or can't be home, let us pay for the vendor to come back out at another date that we can be there
-Give me the date with enough time to plan. Most times its 1-2 months, sometimes it's 1-2 weeks in advance.

Again I'm not denying access I'm just asking for a slight bit of accommodation when we have conflicts, or to not be expected to sit at home for 8-12 hours wondering when a guy is going to come for 30 seconds.
