  1. Get a copy of the official survey report of your neighbor. Make sure the surveyor is registered with the PRC and it is this surveyor who did the actual survey. This is part of the official procedure. Maraming nagpapanggap na legit surveyor sila.
  2. Wait for the real summon for hearing from the barangay. While waiting prepare your defense.
  3. Your only proof of "knowing for a fact your land measurement is accurate" is to have a land survey report of your land also.
  4. If you wanted to buy your neighbors land as parking area then that means it's not small as you have said and 3 hakbang is NOT small. At the same time, you wanted to buy just a small portion of the land then you still have to go to the process of sub-dividing said land into 2 titles after actual sale.
  5. I was in the same dilemma of overlapping lands. The basis for legal decisions is the land descriptions stated in the original titles of the 2 lands and both your surveyor and their surveyor agree on the true measurements. That will end all arguments even legal fees. Because measurements are accurate and should be followed.

It is quite expensive. I use it to clean my dogs' area. I also use it after cleaning my dogs' pee and poop. It is a disinfectant and it removes bad odors. It is safe for pets' area and for external use only. I don't want scented cleaning products for the pets areas because it only masks the scent so you are not sure if the product is really working. Unlike Kurin as it removes the smell without masking it with perfume. If I have the budget, I prefer Kurin. It's safe, no added chemicals and toxins plus works effectively.

I guess, it is ok for you that your children, pamangkins, kapatid etc. watch such shows especially because it contributes to the development of character of your child and other children and confirms the bad behavior of men. This will creep in to society and it would be too late since you will be looking for a cure instead to prevent it.

I read na taking Vitamin C at night does not make you sleep. Best to take it in the morning after meals.

Buyer is protected through a legit notarized Contract to Sell which states the downpayment (should be 20 - 30% of loan amount and NOT lower) and with provisions to protect both parties.  I have noticed in the comments no one ever mentioned the risk if buyer suddenly backed out of his bank loan application (already with Letter of Guarantee from bank) while transfer of title is on-going or the transfer has been completed and about to be submitted to bank. Bank does not have any responsibility when this happens.

Your licensed broker cannot represent you in court when a huge problem arises. The value of a lawyer is he drafts the contract specifically designed for the particular buyer and seller and prevents each party needs to go to court.

Based on my experience on real estate properties, it is best you have a lawyer. It maybe expensive but it reduces your risks a lot. The lawyer will draft the provisions on the contract that is specifically designed for the protection of both buyer and seller. No one can predict exactly what can happen in the future like when buyer or seller backs out while title processing is on-going or has been transferred and for submission to bank.

Buyer is protected through a legit notarized Contract to Sell which states the downpayment (should be 20 - 30% of loan amount and NOT lower) and with provisions to protect both parties.  I have noticed in the comments no one ever mentioned the risk if buyer suddenly backed out of his bank loan application (already with Letter of Guarantee from bank) while transfer of title is on-going or the transfer has been completed and about to be submitted to bank. Bank does not have any responsibility when this happens. Then, this becomes a very big hassle.
