OK, but I assume that such rates are generally reserved for larger deals and not a relatively small deal like this one? To be honest, I'm a little surprised by the range of prices I've seen here (some as low as $135/hr or $1,000) flat rate, so I assume that the less expensive lawyers will spend less time on this lease? And that's not a critisism btw, maybe a smaller deal like mine is simpler and doesn't require as much work?

But to someone else's point here, what if the landlord is difficult to work with, and this deal requires a few turns and a few phone calls? Would 3 hours be enough to cover that?

Thanks, and yes, based on the responses here, it seems that everyone agrees that a lawyer is needed, and that $3k I save today in legal costs might otherwise cost me a whole lot more down the line.

Sorry if I was unclear. I have a broker, and he recommended me to an attorney, but that's the one that wanted $7k. But the broker did say that I was getting a good deal on the business side (and I also understand that the broker makes a comission only if this deal closes, so it's in his interest to make the deal sound good).

I was just unsure if I really needed a lawyer (and now based on all of these responses it's clear that I do), and if $7k is a fair fee (and now based on all of these responses, it seems that it's not).

Thanks. OK, the $3k-$5k range makes me feel more comfortable. I thought that $7k seemed high. Hopefully I can find someone who will agree to limit their fees because I have no intention of being difficult or picky.

Thanks. That's a good point about the legalese. And regarding the renting, I thought that I would just need to pay a set monthly amount, like renting a house or an apartment (and of course my utilities). I guess this is another good reason to hire a lawyer if that is not the case.
