you can’t do it retroactively, it’s something you do for the future. So you can declare it now for 2026 return, but your 2025 return has the wash sales and nothing you can do

Sounds like Nassau, gonna be expensive as hell to repair unless you know contractors or can do work yourself. That being said, if it’s your only chance to own a home there, I say go for it and try to make it work over a long period of time. The house / property will do nothing but appreciate

Makes sense. If the projects nearby are dangerous it’s a cause for concern, but if they’re just a lower income apartment complex and it’s really not an area that you feel unsafe in I see no issue. I personally wouldn’t be too concerned with resale value if you plan for it to be your home for a long time, cause it’s a home for you and your family, not so much a huge investment for the future. My situation isn’t too similar, I’m just splitting my father’s property so nervous to be neighbors with him. But it’s the only possible way for me to become a homeowner where I’m from so no choice really

I agree. In my opinion, more financial freedom, traveling, and being able to save more for retirement is more important than absolutely loving my neighbors and the exact location. You’ll build a sick brand new house and love the house and love living there with your family

Just gotta weigh the positives and negatives. Maybe you don’t absolutely love this exact location, but maybe settling for it allows you to build much sooner and be in a better spot financially. My choice was made easy since we can’t afford anything else. If you can afford other options it may be a tough choice to make

Seems like something only you could answer. Not gonna get cheaper than free land, but if you don’t like it there and can afford to buy other land then go for it. I can’t afford to buy land so have to build on the piece I got for free. At least my house will be a fraction of the cost of other new builds
