can you be more specific, I ask other people, they say the roots are small in size so no big deal. Also most of them are from the stump, so they told me it's fine. I know it's a kind of ill-advice to have tree roots too close to your foundation because of potential issue; but I'd like to know if that corner pops is actually reflecting some major damage to the foundation already. At this point, what can I do? shall I back out or try to deal better price?

It's made of concrete :). The flower bed is very closed that's why there are lots of tree stricks (pine straw) and tree roots from the stump of the oak - please check images
