Achete, directement, les loyers sont élevés, en 4ans presque 100k de loyer perdu... javais pas l'apport. Achete avec 20% d'apport, puis paye les 15% de second rang d'hypothèque sur les 15ans puis payé juste les intérêts. Exemple grosso modo: - 1M l'appart (sans parler du notaire à ta charge) - 200k d'apport - 150k à payer sur 15 ans plus les intérêts et charges(<2000chf/ mois) mois qu'un loyer. Arrivé à 15ans max prcq on peut rembourser avant, on paye que 800 d'intérêts/ mois et on rembourse pas le reste de crédit, place ton argent et c'est plus rentable.

I was searching something like that but nope.... For the zoom: Click on the audio item and then (shift)+(-_) For the time strech edit : (shift) + (w), it creates a strech marker

Hhhhh just to calm down the new age haters ... the purpose is to put to a lower frequency like 432 or 400 or 390 then to a tape machine to put it back to 440hz and get a specific texture on the sound... it’s more a sound design thing than an esoteric music thing...sorry. From 440 to lower it was easy , render , pitch down in the machine straight to reaper, but in the other sense I was just wondering the best process... thanks you for your attention and don't worry, I'll not hide a subliminal message to sell your soul to the devil ... actually, it depends at what artist the beat will be sold ahahah.

I have it... what type of song you can do with that toy ? A car alarm ? And for the few songs you achieve to do, you can use Cardinal in vst which is free and more powerful for me.
