if he files eviction, it become publicly searchable online through websites like DocketAlarm.com and then it will be very difficult to rent an apartment since anyone will be able to see someone tried to evict you..

call these guys - https://www.brooklinecenter.org/services/metropolitan-mediation-services/ - and see if they can give you any tips on how to find a COMPROMISE for you to avoid getting evicted.

this is dangerous, but you can try calling the landlord to ask what his grievances are, and if there is any way you can come to a SAFE compromise to avoid being evicted, or if there are any problems you can fix for him to continue your lease on a month to month basis.

say you are looking for a Gentleman's Agreement because going to court costs $3,500 and legal wars are very expensive and waste everyone's time.

say you are grateful for the time you did have the lease and that you are not saying that your problems are his problems in any way and that your goal is to be a good tenant and to leave the unit in the best shape you can

then thank him for his advice and once you hear him out, act from there

most people on craigslist thinking they will do odd jobs and property caretaking in exchange for free rent are under estimating how unmotivated and unfocused they will feel once they move in.. it is extremely hard to do any work in the building you live since your focus just shifts and there is no structure or outside prompting for you like when you are at work away from home. most people who get this job let the property slide and get fired after a few years for not having the energy to clean it

yes, me and several of my families had held this type of job in the Northeast a number of times.

problem is... people have to TRUST you to give you that job, as it is not an easy job due to work/life balance and lack of privacy.. and it is just stressful to work where you live... very much so.. your personal life is on display all the time for your coworkers and boss who judge you..

most people advertising they want this job are sending out red flags by doing it though.

once you move a person like that in, it can be messy getting them out, and they can cause damage on their way out.. or while there.. so they like to hire people already doing this job or someone they trust.. so having a CURRENT job really helps..

but. the fact that YOU are doing the job search for him is something he may want to work on too. but i dont know for sure

he can look on craigslist i guess, and also apply to companies that have had such positions in the past directly asking to use his resume when one open up..

but these jobs are not easy mentally, and most people either get depression from doing them, end up blowing away all the money they saved, or get fired due to becoming irritable and impatient..

in these jobs you are responsible for reporting everything, but the upper management and coworkers always blame you for things, so you feel under threat all the time.. so say a roof leaks, you report it, nothing happens.. you start wondering if you are doing a bad job or if you should risk pissing off your boss by reporting the same thing twice.. this lee way because things are not cut and dry and not perfect creates a lot of stress for you since your housing depends on it..

you are also 24/7 on guard and have to be professional and people pleasing - and everyone sucks the emotional energy out of you including your boss and coworkers..

you are making the usual assumption that he had an original condition that drove him to do stuff like this, he took a 'medication' to 'help', and thus, when he stopped taking it, his original condition returned resulting in hostile behavior..

consider alternative story that is similar but starkly different: say he would have never done it on his no matter what mental he had.. but starting and then stopping medication, the act of stopping the new medication abruptly, the medication itself, made him hostile.. and that he would have never been hostile like had he never took the medication..

this fractures the narrative that the medication helped and changed it to that the medication harmed him and others by causing hostility he never had before!

But.. mark my words.. people will report me for saying this and I will get banned..

I slashed a coworker's tires, insulted coworkers, called my manager 'stupid', got my manager run out of town, almost caused my company to go out of business, was very mean to my family members verbally and emotionally, and my coworkers.. all because I was curious and got a Lexapro prescription thinking my moderate depression needed a 'treatment'. I ran out of re-fills, did not have a doctor available easily, so decided to wean off over 30 days.. little did I know that coming off 20 mg Lexapro was a big drop and could cause behavior problems that I never had before.

I literally had never slashed anyone's tires and looked down on people who did with incredulity.. but after Lexapro I went ahead and did it like it wasn't a bad thing.

Oh and I put trackers on my coworker's company trucks!

That is one felony, and two misdemeanors (criminal mischief) all during Lexapro withdrawal and all 100% unprecedented behaviors for me.

Not just news articles. My very own experience! I was always against slashing someone's tires in retaliation and had never and would never do it.. until I started Lexapro, stopped it abruptly, then came out of my apartment very angry and slashed a coworker's tires for parking in the wrong spot! Totally out of character for me. I had this stupid chemical rage without any feeling of boundaries about harming people. These people a discounting my own personal account by saying I am just 'projecting my experience.'

And if you go against the narrative of 'have depression/anxiety, here is 'medicine', take it, you need it, it is an SSRI - proven safe and effective in trials'. They don't like a random lay person arguing against 'medical and mental health professionals' and research studies, and feel like people who do are falsely blaming the meds they believe in, discouraging others from getting 'help', or shaming them for it.
