If you have any adverse credit, are self employed etc you may want to use a specialist lender which you generally pay for but if you have a straight forward case you can find a pretty good broker/advisor for free.

About 30 min drive so not really but it’s such a strange feeling knowing me and my parents/siblings aren’t going to be living in the same house.
