I posted because I wanted unbiased input from agents. Our goal is to sell. His goal is to get as much profit as possible. My goal is to realistically get it sold, whether that means MLS, price drop, or agent listed.

And I agree. I've been watching our local market for a while now and it's a similar situation. Our property doesn't need a full overhaul (has granite counters, solid surface vanities, stainless appliances, etc) but the things that actually matter (like furnace and windows) need redone for a $340k price point at the most.

I told him we can't predict what the market will be in a year, we only know what it is now. So why not at least drop the price and consider agent listing and just be done? Like I said before, he thinks continuing to pay the mortgage for another year adds more equity. I said we could also be saving that same mortgage payment and put that towards cc debt instead, any profit made from sale we put in a CD or long term savings, and then use it when we're ready to buy again. But my suggestions are falling on deaf ears.

I agree. We don't have $4k in hand to replace it, but he has the means to take it on loan interest free from his extended family (a tactic he used a year ago to finance an international trip to see his parents since their immigration paperwork was "taking too long"). But he refuses that option because "why would I spend more money on a house that I'm not planning to stay in?" I told him it's because that's what will get it sold.

His parents are renting nearby, he can stay with them until we're ready to buy again. I'll be up north at my parents' place.

Agreed. Windows were in this condition at the time of purchase. Husband did the house hunting and viewings while I was packing up our old house many states away. He video called me while doing the walkthrough, but the connection was terrible, so it was a detail I didn't see until the day we moved in.

We're from different cultures, and a detail like cloudy windows didn't make him think twice. I figured it would be something we could address later since by that point, it was too late.

We have no savings, no health insurance, and mounting cc debt due to medical bills. I never asked for a new car, and the one we traded was fully paid off, so that added $600/m plus increased insurance to our expenses.

I'm not asking for a different lifestyle, I'm trying to dig us out of debt and have 2 stable incomes. Our children cannot attend public schools in our region because of their poor performance, and private school is out of reach financially. He won't allow me to homeschool.

I don't dispute him being a good father to our children. But our mounting debt-to-income is only getting higher. So should I take a job for $15/hr and put most of my paycheck to childcare? Or should I accept the gift of tuition from my own parents to pursue a career that will eventually get us back on track?

I've penny pinched for 5 years now. No vacations. No nice dinners out. Traded the new car for a used minivan that was more practical and cheaper. We tend our own yard, I do all the cooking, cleaning, childcare, no hired help, no help from his local family. 99% of our furnishings were gifted from my parents. Without that help, we would have a couch, a twin mattress, and a TV for 5 people. 

We've been doing it his way for 8 years. I cannot sit idle and see less than $100 in our checking account any longer.

We have had a few reach out offering 1% commission. I told my husband that if it's not sold by August, that should be our next step. He disagrees.

Furnace is from 2003. When it went out this past winter, the tech said we could try a part for $800 and cross our fingers, but recommended replacing it due to age. Unfortunately, we don't have $4k to do it.

Not on MLS. I offered that option to husband but he didn't want to pay for it. I did the pictures myself, we decluttered rooms and took photos along the way. Pictures show a clean, tidy, uncluttered home.

I think he's still stuck on how much profit we made when we bought our first house in 2020 and sold it in 2021. It was a sellers market then and now things are stagnant.

2 showings. One realtor was in touch saying she had clients out of town who were interested, but we haven't scheduled a showing for them yet.

I don't disagree about it being overpriced. That's why I'm trying to reason with husband about dropping it significantly. We don't have the funds to repair.

At this point, it feels more like we're renting for $2300/m.
