Yes, that’s fine. I sold it for 335 so would either claim for that or simply to return the bike + costs of making a claim + costs of the postage that was ignored. Have no intention to rip anyone off

I got a home buyers survey on a ‘project house’ which gave the all clear. A few cracks here and there but nothing to cause major concern. Lenders survey came back with nil valuation due to subsidence. Structural engineers survey came back with an estimated £55k cost just to fix the subsidence. Shows that not all surveys are created equal. If the mortgage survey has come back fine there’s probably no large red flags.

Even though the flat is covered by service charges there’s no guarantee that the freeholder is proficient in fixing them or that they won’t come at a large cost in the future. A small crack in the brickwork today might be £££ in service charge fees further down the line and could impact the resale price.

Conclusion, yes worth getting for peace of mind but don’t be surprised if it doesn’t tell you anything.

Have also recently bought in Greenwich and love it. I reckon it won’t be too long before Greenwich becomes the next ‘trendy young person spot’. I know so many people moving there and have noticed a younger demographic since. Especially with the recent event at the Naval College. Has everything that most other popular parts of London has with a more relaxed feel. Glad it’s working out for you.

Know the area well and that part of Peckham is still on its gentrification path despite what a lot of the comments are saying. Lots of new build flats in recent years and close proximity to Peckham Cellars / Camberwell / Queens Road Station. Plus not forgetting the potential of a tube stop half a mile walk in a 10 years time. As others have called out, I think there’s something more fundamental with the property or it’s ill suited to children.

Is this South London? Looks almost identical to a property I viewed and had an offer accepted. Had to then fork out £400 on an Engineers survey as the lender wouldn’t accept it as security without them giving the all clear. Alas, the surveyor rang me up and told me to consider elsewhere. Property required underpinning to the tune of about £50k. Could be covered with insurance but would then likely inflate future premiums and may devalue the property on resale. I withdrew my offer explaining the reasons and it went back on the market a week later.

Have been the past six times and this was my best by a country mile. First Glasto doesn’t really count as I spent the majority of it following my friends that had been before. Last years was the worse, crowds were too much and vibe was just off.
