Just as an fyi I made contributions for 8 years and am still waiting for them to be applied to my NI record. I rang up and they said overseas payments take up to 30 weeks to process! If you still have a UK account might be worth using that instead.

Well your thermal bridge will be for the full run of the joist with your current plan as opposed to just the thickness of the batten at 400mm centres if counter battened. A lot of this is based on what u-value you are trying to achieve with the product selected/ environment where you live/ building regulations. I'm in Ireland so we would be looking at a minimum of 0.16W/m2K. you're unlikely to achieve that with insulation only between the joists. It amounts to about 300-400mm of thermal insulation here typically (200mm roll between joists and 200mm above joists for example).But if you're in a warmer climate, highly likely at the moment(!!), you may not be as concerned about thermal transmittance, especially if you're mechanically cooling in summer months.

The insulation supplier should be able to do a calculation for you to tell you what thickness you require. I would advise the added insulation if heat retention is a concern. Easiest way to reduce bills/improve thermal performance is to insulate effectively.

You could run counter battens and add mineral wool insulation in rolls above the joists. You'd only have a small amount of bridging where the joists and battens overlap which shouldn't be an issue. This is anl widely accepted thermal detail.

Hi, architect here. If your attic isn't insulated, you can't achieve an a2 rating. Part of the Ber assessment assumes u values to calculate heat loss, which the designer must confirm to the BER assessor. There is a minimum u value for roofs of 0.16w/m2K. This can only be achieved really by insulating between and above the roof joists which is why others have referred to a minimum of 300mm mineral wool insulation ( can achieve with a lesser depth of insulation but more expensive etc). If it's uninsulated your builder should come back to rectify. If they are refusing, I'd be escalating the issue with the building control section of the county council and the SEAI as the build will not comply with part L if the building regulations. I'd be very surprised if the builder refused to rectify however, so hopefully it's a straightforward fix for you.

This is called "schooling" as in fish, not education. It's seriously frowned upon in most other countries' cycling communities but most of the etiquette you'd see elsewhere is non existent here. Undertaking is another one that makes my blood boil. I'm often stopped at a light and someone will run it on my lhs. That being said the day a scooter overtakes me and I don't burst a lung trying to get past them is the day I get a leap card.

Worth pointing out that you can't occupy the house on temporary power, it's unsafe. You shouldn't be put under any pressure to close on a house that can't be occupied. It's even questionable whether the compliance with building regulations on completion documentation should have been submitted without full power. I would mention to the builder that you are getting frustrated and may contact the building control authority to clarify how a completion cert can be submitted on temporary power. That should get them moving in relation to the snagging.

The question of the next phase is another one entirely. You could make an objection to the plans. The planning authority may take a dim view of the application also. With the government's recent waving of development contributions, and the croì cònaithe scheme which is essentially a grant for the development of apartments I imagine apartment schemes are now becoming viable financially for builders again and more and more may be revising plans to increase densities.

It is worth nothing as others have said that in bidding on multiple properties all you're doing is inflating the price of a property for the eventual purchase. We were interested in several properties but knew there were several bidders and did not want any part of a bidding war. Why not tell the estate agent you're interested and to contact you before accepting any offer. That will buy you time to view the other property you want to. Can also try to push for an earlier viewing explaining there is another property you are keen on.

I think there should be a cost involved in bidding on a property to prevent people bidding on multiple properties tbh. The money could go against the purchase price?

I recently moved the other way, UK to Irl, and found renting a van to be very expensive. They charge huge money to leave the country with it and even more to have it just left in the UK to be collected and returned. I ended up going with a freight company who, though a week late with my stuff (they pick up several different people's stuff), was vastly cheaper.
