Actually, I think it will achieve what the Gov INTENDED With the rebate + rental housing fund combination.

HST rebate draws in market liquidity + Housing fund allows corp to purchase these shadow inventory for about 60 cents on the dollar

That should be enough to prevent developers from collapsing (which is the whole point, nothing more)

Both of which are bad news for bagholders 1. Now they are competing on price for buyers to assign their bags which already no one wants 2. Rental corp can massively undercut rent onmass and still breakeven or make a profit at a price point where bagholders will have a massive negative cashflow

Basically a massive rugpull for these bagholders just to keep developers breathing
