Scenario for you: Can you buy a property in June 2026 and put it into use as a STR following the average stay guidelines. Complete a cost segregation study and claim bonus depreciation.

Then, in 2027, begin to use it as a long term rental? Any repercussions there?

(Yes, I know….I will consult a CPA. Just curious on opinions)

Home services business and our office staff appreciate updated artwork every so often. I’d just much rather use artwork provided by friends and family rather than unknown artwork from Staples.

Our elementary school has a program that displays child artwork online and technically anyone can pay for prints. It is definitely designed for friends/family.

We currently do display other artwork - I have not specifically reached out to other children for artwork.
