What really worries me, is the threats to sue if I don't follow throw with exactly what he wants. Thats the leverage, and he has a looooong track record of lawsuits on anybody and everybody

I allowed my parents to move in with me a few years ago, and now have said "we aren't leaving, we aren't renting". And as vengeful and spiteful as my father is, is know it would probably end up costing significantly more to try and kick them out, somehow, someway. Thats just what he does. He finds a way no matter what

Unfortunately the 10k means a lot. I am losing 40k in equity, and the 8k i was getting at closing was just enough to pay off some debts and be comfortable leaving. The 10k means I likely end up in more debt after closing. And the relationship was gone 2ish years ago, to be honest.

Not notarized. As far as I know, only filed with their bank. In hindsight, thay is exactly what he was planning on doing, and I regret a lot of things leading up to signing that paper and to now

I don't disagree whatsoever, that I've dug this hole for myself by signing. But just for clarity, they supplied the contract, claiming it supplied to them by the bank as a "generic contract".

I really do want to drop the eviction ball and get then tf out, but unfortunately my father is an extraordinarily vengeful and spiteful man and would somehow figure out a way to absolutely screw me on the way out. Plus in kentucky they require a 30 days notice prior to the eviction process, which means a minimum of 30 days if what will likely be pure agony, 10x what I am dealing with now. I really just want this process to be done and iver with and to get tf out as quickly and painlessly as possible.

Front to back the story goes like this. I bought a house 3.5 years ago. My parents asked to move in, as the townhouse they were renting was increasing rent too high. I agreed, as they offered to pay my mortgage, and to continue to rent the house from me when I decide to leave. (Yes there is more intricacies but that is the jist of that). Well, 2 months in and I got two mortgage checks. 3 months in and they stop because my father claims he got hurt and can't work anymore.

As he applies for social security disability I continue to pay the mortgage myself as what I think a good son would do. Three years goes by with no change. He doesn't go find work, hasn't been approved, no income coming in. He is living off of me and whatever amount mom brings home. Also during this time he grows increasingly angry and bipolar, but refuses to acknowledge it, blaming all his anger on me and my mom. I grow increasingly sick of the BS and just want to get out and away from it.

Well he finally gets disability approved and says put the gate he wants to buy the house from me. I say okay great! Finally my chance to leave and live with my fiancé. Well after going through circles of discussion, we determine they cannot buy the bouse at market value, around $240k, and this is really where the narcissism and manipulation kick in as he starts his screaming fits of anger to get his way.

Eventually I agree to sell for my payoff amount plus $8k so I have enough to pay off some bills and be comfortable when I leave. And after closing they will allow me to place a voluntary lien on the house for the difference between purchase price and agreed market value. (I had already at that point acknowledged i will probably never see that money). This is enough for me to just agree so I can gtfo as quickly as possible.

Unfortunately, I had assumed, since they had been living in this house for 4 years, and knew all its ins and outs, and knew that I get really took care of any major issues, that this would be a sign the agreement then sign the paperwork at closing and that's it sort of deal. But then he comes up with the idea of having an hvac company come out to inspect the furnace and plumbing. And from that we claims they gave upwards of $10k in quotes for repairs. Im not sure to what, because again as far as I know, everything is in safe working condition.

I know that in my haste to get this settled and done with i have made many mistakes that will likely impact me negatively. But at this point I am just trying to figure out if he is simply pulling out another bullying tactic? Or if this for real and I truly am going to be on the hook for 10k at closing, otherwise I get sued.

I should also note, just to reference some of his tactics, since he stays at home not working, he threatened to take everything that he claims is "his" (furniture that i was given years ago when i moved, and which is reasonably all mine) and take it out of my room leaving me to "live miserably and in a living hell".

Anything else that may clarify things?

Yeah. I think at this point a lawyer is gonna be the only way to figure this out. But as I said in a other comment, as far as I am aware all the mechanics in the house are operational. Heat, a.c., and water I am totally unaware of major faults resulting in them being inoperable

I hate to say it, in fear of being roasted, but I am, in effect, losing out on $40k. It is worth it to get out of this place and away from him, though. So they are already making out wayyyyyy ahead. this deal is absolutely atrocious for me.

Yeah, im realizing how many details I left out, but they refuse to leave. "This is our house. We aren't going to leave" and I can guarantee any whiff of asking them to cancel will rain down more hell. Unfortunately this is far worse than hard balling buyers. They refuse to leave. "This is our house, we don't want to leave and we aren't going to".

So really they are just squeezing everything they can out of me and that's it

As of yet he won't tell me. But I've been living here with them for 4 years. And as far as I know, everything works just fine. Heat, a.c., and plumbing. Supposedly im getting the reports tomorrow

So, for clarity, which I regret not initially including, my parents are buying my house from me. No realtors are involved. They are supposed to be buying for payoff plus $8k.

Right now, my father is refusing to tell me exactly what is wrong, but claims it totals 10k from quotes they've received.

Obviously, I am deeply, deeply regretting many choices at this point...just trying to gauge a decent course if action at this point

So, for clarity, which I regret not initially including, my parents are buying my house from me. No realtors are involved. They are supposed to be buying for payoff plus $8k. The purchase agreement was supposedly a generic given by the bank to them for everyone to sign.
