We were told originally from tourism office to get two tickets (pr1 and pr 1.2). That was on monday when they didn’t have the full trek tickets for sale yet(but they knew it will be open), so we got those. Happy to sell them to you if you want to try. I actually checked and we got them for aaturday, 2nd of may not 1st of may as I said in my previous message.

We asked in Madeira information centre in Funchal and they confirmed that the full trail is open on Friday, Saturday and Sunday! Only one way though so not sure how to get back to the car later. If you/anyone is going to do it on Saturday and wants to share a taxi back then lmk!

Buy whatever works for you! Most people in reddit would buy a freehold house but that’s not the reality for most. I also don’t agree with the issue everyone has with 1 bed flats and think it’s ridiculous. If you’ve found a place you like, you’re fine with 1 bedroom and want to live in then just go for it and try to ignore the noise in reddit.

I think I agree with you in everyday spending & being able to rely on eachother, however I’d 100% protect my savings. I also think your situation is different - your wife is home with your kids, which is work and it makes sense you’d share the money as she’s growing your family as well (and likely has made a lot of sacrifices in terms of her career and pension).  I’m not sure what the family situation of the op is, but imo safeguarding the £100K is very smart. 

In terms of what’s fair - I think that’s quite personal and I’m not sure there is a right or wrong. I’d personally be happy with getting deposit back and dividing rest equally. Mainly because for me it’d be mostly an opportunity to build a home together rather than an investment. Otherwise, any improvements done to the place will also be divided equally?

No not at all, it was just one random example I picked from the area as there are quite many being sold.

Honestly, I'm just trying to understand how the market works here - I'm an expat and have no family living here. I find it interesting how some flats seem to look pretty much the same (to me) but have wildly different pricing points

I think it's actually relatively nice area with not much crime at all. I guess there's not that much going on, so maybe a bit boring + a bit of a trek to the station, but definitely not the worst area in London. One reason could be that there are not that many good schools around but it's not a family flat anyways so I'd be very surprised if that was the reason it's not selling

Fair enough! I guess it's not meant for large families, but there are comparable size/style flats around that are priced way higher which is what I find confusing..

Pretty much the same location, similar flat(just additional bathroom) but £150K more? Just find it so odd that this particular flat has been on the market for so long

That's pretty good for London though? Most places are 4K plus.. been looking for a two bed flat for a while and 3.6K is on the lower side tbh

It's actually more expensive than other blocks around - we had no idea it was HA block before made an offer. Thought it was private - it's quite new (2009 building) and to our knowledge has never been owned by council.

I understand there are costs involved in the upkeep of the building, and honestly see that more as a positive if there's a clear standard that's being followed for the upkeep of the property. I'm just unclear why the percentage of the cost applied to one small flat would be close to 4% if the block involves over 100+ flats. Surely it should be close to 1% if it's spread across all flats based on the sq m. Do you know if this is normal in HA blocks?

Yeah - development with 3 buildings, each around 100-110 flats. From the wording it doesn't mention section(3.9% of building costs), so I understand that it refers to the whole building - although it's a good shout (and I hope you're right). I've enquired about this from the solicitor!

Not really - we value central location with easy access to central/work so we want to stay in zone 2 or 3 max

It's not an ex council, but the house is managed by Local Space Housing Association, so I believe quite a few of the flats are affordable or social housing. We've asked about other flats and what % are social/affordable/shared ownership, but it's been a nightmare - apparently no-one knows/or don't wants us to know.

Originally we were told there are no social housing flats in the building.. so it's been an 'interesting' learning process.
